Promo Mechanics:
1. This promo is available to buyers of condominium units in High-Rise & Mid-Rise buildings that are ready for occupancy (RFO).*
2. The promo period is from October 1, 2016 to December 31, 2016. The date of the purchase will be based on account booking date.
3. Only accounts received within the promo period will be considered part of the promo, regardless of the Reservation Fee date.
4. The account shall be booked upon completion of full payment of reservation fee, complete submission of buyer’s initial requirements (IREQ) and signed copy of this promo flyer in conformity to its terms and conditions.
5. The promo is open only to the buyers availing the 10% down payment and the 90% balance of the Total Contract Price (TCP) through bank financing.
6. The buyer shall pay the 5% spot down payment in cash within thirty (30) days from booking date and the remaining 5% down payment will then be paid over 12 months in equal installments beginning sixty (60) days from booking date.
7. Qualifying buyer’s bank charges will be waived by partner banks, UCPB and Unionbank. Account will be subject to partner banks’ approval conditions on waiving of bank charges.
8. In cases when account will not be booked under the partner banks, FLI will not shoulder the payment of bank charges and buyer will not be eligible to earn the Php 10,000 Move-in Fee Discount. Promo Move in policy will still apply.
9. Upon payment of 5% spot down payment within 30 days, the buyer can qualify to earn Move-in Fee Discount worth Php 10,000 to his purchased unit once he completes the following: a. Complete documentary requirements (including Signed Promo Flier and PDCs); b. Signed Contract Documents; c. Approved Bank Letter of Guaranty (LOG)
10. As a standard policy, buyer has to satisfy the requirement for bank approval; and failure for bank to issue LOG in case of disapproval of buyer’s loan application, can cause automatic cancellation of the account after full DP without recourse to Filinvest Land, Inc.
11. Upon the satisfaction of Item No. 7, all qualified buyers are required to move in within thirty (30) days from the release of the LOG or within three (3) months after the 5% spot down payment, whichever comes first, to qualify and earn the Php 10,000 payment for the move-in fees.
12. Buyer will receive correspondence by e-mail from Filinvest once he qualifies for move in.
13. The unit will be deemed accepted if the buyer fails to move in within thirty (30) days from the release of LOG or within three (3) months after the spot 5% down payment, whichever comes first, and will be denied the Php 10,000 Move-in Fee Discount in reference to this promo.
14. Balance of the move-in fees shall be shouldered by the buyer.
15. Upon buyer’s move-in or deemed acceptance of the unit, whichever comes first, the buyer shall pay subsequent monthly association dues to the Condominium Corporation.
16. The buyer should continue to pay for his monthly down payment and should satisfy bank’s requirements to ensure buyer’s loan proceeds are released by bank and credited to Filinvest Land, Inc. for the account of the buyer; and to avoid eviction from the unit and cancellation or forfeiture of his purchase.
17. Parking units are excluded from this promo.
18. Buyer grants Filinvest the right to publish their names, photographs, and other items related to the promo in its publicity materials without prior notice, written consent and further compensation.
19. Should the buyer opt to transfer property or change financing scheme, the buyer will be disqualified from this promo.
20. The decision of Filinvest on any issue related to this promo will be deemed final.
21. This promo does not include sales booked by the Filinvest International Sales Team and international brokers.
22. This promo may not be used in conjunction with other Filinvest promos.
