PROCESS?
1. Posting (House & lot)
2. Enquiry of clients
3. visit/viewing of the site
4. If OK? Pass requirements to real-estate agents.
5. Signing of contract with agents
6. Forward documents to Deca office
7. Conduct an interview thru call
8. If OK? Pay reservation/cashout fee to deca office (Cash basis)
9. We will forward the documents to Pag-IBIG
10. Once the pag-IBIG approves the documents, they will text you.
11. Then, move in and you may claim the title.
TIME OF PROCESSING?
-2 to 3 months. Once approved and passed requirements? you may move in 2 months as early as possible.

โAno mangyayari kung hindi ka makabayad ng 3 buwan sa Pag-IBIG loan?โ
Q1: Kapag nakaligtaan kong magbayad ng 3 buwan, ano agad mangyayari?
A: Magkakaroon ka ng penalty sa bawat araw na late ka magbayad. Habang tumatagal, lumalaki ang interest at penalty mo kaya mas mabigat siyang bayaran.
Q2: Ifo-foreclose ba agad ang bahay ko?
A: Hindi pa agad. Pero kapag 3 buwan pataas kang hindi nakabayad, ituturing na โin arrearsโ ang account mo. Kapag umabot ng 6 buwan o higit, doon pa lang ito maaring i-endorse for foreclosure.
Q3: Pwede ko pa bang habulin o i-save ang bahay ko?
A: Oo! Bago pa man i-foreclose, may option ka na magbayad ng rehabilitation o restructuring para maayos ang utang mo at makaiwas sa pagkawala ng bahay.
Q4: Paano kung di ko talaga kaya magbayad ngayon?
A: Pwede kang pumunta sa Pag-IBIG branch at mag-request ng Restructuring Program โ ibig sabihin, rerecompute nila ang loan mo para mas maliit ang monthly payment.
Q5: Bakit importante na huwag pabayaan kahit isang buwan?
A: Dahil bawat late payment, may dagdag na penalty at interest. Mas maaga kang makiusap sa Pag-IBIG, mas madali kang matutulungan.

Hindi ka mawawalan agad ng bahay sa tatlong buwan, pero kapag hinayaan mong lumaki ang utangโdoon ka lang tuluyang mahihirapan.
