RPVARA is coming — here’s what it means for you as a buyer, seller, or investor 👇

The Bureau of Internal Revenue is preparing for a major shift in how real estate is valued through the Real Property Valuation and Assessment Reform Act (RPVARA).

💡 In simple terms:
We are moving from outdated zonal values to a more market-based valuation system.

🏡 What this means for YOU:

1. Property values may become more realistic

* Current zonal values are often lower than actual market prices
* Under RPVARA, valuations will be closer to real selling prices

2. Taxes may increase (in some areas)

* Capital Gains Tax, DST, and other property-related taxes depend on property value
* If values go up → taxes may also go up

3. More transparency and fairness

* Less “underdeclared” transactions
* More standardized pricing across LGUs

4. Not immediate — but prepare early

* Zonal values are still in effect for now
* Full implementation is targeted around 2028–2029

📊 My advice as a broker:

✔ If you’re planning to buy or invest, earlier entry may be more cost-efficient
✔ If you’re selling, start aligning your pricing with true market value
✔ For developers/investors, expect stricter and more structured valuation standards
