6. Ano ang Equity?

HOW TO AVAIL:

PAANO NGA BA MAGKAROON NG PANAGARAP NA SARILING BAHAY?

Ganito po ang proseso ng pagkuha ng bahay.
βœ”οΈ Una po, sumama kayo sa free viewing / tripping.
βœ”οΈ Pagka nagustuhan niyo na po ang bahay, first step is to reserve yung bahay. Ang requirements po para makapag pareserve ng bahay ay 2 valid id, payslip po pagka empleyado kayo, or job contract pagka naman po ofw, pagka po may business naman - yung Business permit together with ITR po from BIR.
βœ”οΈ Pagka nareserve niyo na po yung unit, ang susunod na step po ay downpayment or equity.

Bale po kasi ang mangyayare, hihiramin po natin yung pera pambili ng bahay kay pagibig or sa bank. Kunware po 1Million ang total price niya, hihiramin natin yung 900,000 sa pagibig, yung remaining na 100,000, yun po yung tinatawag na downpayment or equity.

Kayo po ang magbabayad non direcho sa developer or sa kukuhanan natin ng bahay. Yung 100k pwede sya i-divide ng ilang buwan, yung iba 12 motnhs, 15 months, 18 months or 24 months, kaya gumagaang po. Pwede din po spot cash ung downpayment para makakuha ng discount.

Ngayon po, pagka tapos niyo na po bayaran ang downpayment at gawa na din po ang bahay, uutangin na po natin yung 900,00 sa pagibig o sa bank. Developer na po ang magpaprocess non, hihingi lang po kami ng mga requirements sa inyo at kami na ang mag process at mag follow up sa developer.

Pagka naapprove na po ng pagibig(6 to 8 months processing after mo bayaran downpayment at gawa na ang bahay, habang inaantay po ito, stop payment muna po kayo or depende po sa developer, meron po ibang developer na tuloy tuloy ang payment ). Kapag na approve na po ang housing loan nyo sa pagibig at na loan takeout na then pwede na kayo makalipat.

Pagka nakalipat na po kayo, don na po mag start yung monthly po ninyo na mga 5k per month or 2 to 3k per month, depende sa laki ng loan ninyo at sa nakuha ninyong bahay.

Ulitin ko po ang process,
una reserve the unit,
2nd bayaran ang downpayment, mag submit ng requirements
at antayin magawa ang bahay,
3rd: iloan sa pagibig or bank(kami na magprocess, hingi lang kami requirements),
4th pagka approve lipat na po at mag monthly na po kayo.

Yung computation po dyan, iba iba po yun ha. Hindi po yun fixed, depende sa bahay na kukuhanin ninyo, may iba na ang downpayment lang ay 20k, may iba 50k, iba iba po pwede po bayaran ang downpayment ng ilang buwan para gumaan po ang down.
