Here's the catch and real talk lang po:😉

1. Walang tituladong lupa na mabibili within metro manila or within the city na below 2k or 3k per sqm lang po. Kung meron man, suntok sa buwan yun or tinatawag na sacrifice sale from private owner (yun ay kung meron)

2. Kung gusto mo ng mura, then consider the zonal value, location and development. Mas malapit sa city, mas mahal.

3. Kung wala kang pangcash out ng malaki, consider the preselling offer.

4. Daang Libo o milyones ang halaga po ng property, kaya sana kapag hiningan kayo ng valid IDs at ibang requirements eh wag na po makipagtalo. Kung wala eh di wala. No requirements, no reservation. Katulad lang din sa school yan NO ID, NO ENTRY!

5. Wala pong sapilitan ang pagkuha..kung nalalayuan kayo, it's fine, understandable naman pero wag po ipagpilitan na hanapan ko kayo ng mura sa mga NCR areas at kalapit na city nito.

6. Ayaw ng preselling kasi matagal pero ayaw din naman ng RFO kasi mahal. Sa kakahanap mo ng mura taon taon inabot ka na ng 3 years wala ka pa ding nakita. Marami kang time sa paghahanap ng mura pero wala kang tyaga magantay sa preselling. Kung ung ginugol mong 3 years na paghahanap pa rin ng mura ay nireserve mo na sa preselling, malamang naturn over na sana sau to! Hindi developer ang mag aadjust sayo, kundi ikaw! Taon taon tumataas ang market value at presyo!
