Pero sa actual transactions? Hindi lagi ganun.

Depende yan sa usapan.

So alin ba ang mas okay?

Depende sa goal mo as a buyer.

Higher GROSS price or lower NET price

So before ka mag-decide… Wag lang presyo ang tignan mo.

You also have to understand:
- Ano ang gross vs. net
- Saan ka mas makakatipid
- Ano ang total cash out mo

Kasi kahit “mas mura” sa tingin mo, baka mas mapamahal ka in the long run.

Most people think:
"Parang reservation fee lang siya."

Pero in reality?
COMMITMENT yan.

Once you give earnest money, pinapakita mo sa seller na seryoso kang bumili ng property.

And if you back out without valid reason, PWEDE TALAGA SIYANG MAWALA. 💸💸💸

That's why before you decide, make sure na:
✔️ Ready ka financially
✔️ Clear sayo yung terms
✔️ Sure ka sa property
