Marami akong naencounter na clients na nagtatanong whether we offer Rent-to-own projects, and most of the time ayun talaga ung in-demand when it comes to first time property investors, for common reasons, such as:
- walang malaking cashout
- walang commitment
- walang risk na maglapse si contract in case magkaroon ng emergency when it comes to budget
- mas practical
Ilan lang yan sa mga common reasons as to why investors seek Renting vs. Buying, practical nga ba? Let’s see.
First ano nga ba ang advantages ng Buying in contrast to owning. First, if you choose to buy a property outright depending sa developer na pagiinvestan mo in 6 months makakakuha ka ng “contract to sell” which signifies as your first contract bilang katibayan na sayo na yung property.
Second, may guaranteed title ka after mo mafully paid ung total contract price ng unit mo. Third, FLIPPING your unit and selling it is an option meaning to say you can buy and sell units which can yield you 5 or even 10x worth more than your initial investment.
If you choose to go with rent-to-own totoo na wala kang mataas na cashout, you won’t have to pay for reservation fees or spot payments na umaabot ng kalahating milyon on some instances depende sa project kapag sa rent-to-own other than 2 or 3mos advance pwede ka na mag proceed sa offered monthly payment mo for as long as you want to stay.
But the caveat is, constantly ka magbabayad ng rent in hopes na someday kapag may funds ka na ready, pwede mo na bilhin si unit pero what if magtaas ng price increase yung developer for that specific project and kapos yung funds mo ending you’ll renew your leasing contract and wait para makaipon ulit and what if magprice increase ulit si developer? Pwede ka mastuck sa renting lang pagnagkataon. Second priority palagi ng mga developer ang buyers over rentals, if may buyer na interested sa unit kung saan ka nagrerent dadating sa time na after ng leasing period mo for that particular unit ay di ka na ulit makakapagrenew doon dahil ipapriority na ni developer ibenta ung unit sa iba. Flipping or reselling the unit is not an option for renting clients.
Bottomline is, if you have the available resources to buy the unit you want by all means you should do so. Kase in the long run mas magiging beneficial sayo at sa bulsa mo if you have full rights over a unit that you want.
