Kung hindi mo siya in-invest at nakatabi lang as cash, bumababa ang value over time. After 1 year, ang โ‚ฑ100,000 mo magiging around โ‚ฑ92,500 ang buying power. After 5 years, pwedeng maging around โ‚ฑ69,000โ€“โ‚ฑ70,000 na lang in real value. Ibig sabihin, kahit buo pa yung โ‚ฑ100K mo, mas kaunti na ang nabibili niya dahil sa inflation.

๐ŸขNgayon sa property side, hindi pa sapat ang โ‚ฑ100,000 para bumili ng condo or lot outright, pero pwede siyang gamitin as starting capital or reservation/monthly sa ilang pre-selling projects.

Yesterday, a co-broker asked if my listing was negotiable.

Of course, most properties are.

But when I asked for the clientโ€™s budget, the answer was โ‚ฑ80,000 for a 2BR unit in a building where 2BR rentals usually go for โ‚ฑ120kโ€“โ‚ฑ130k.

When the broker explained that โ‚ฑ80k is actually the typical rate for a 1BR, the client declined.

He wants a 2BR.

But only at a 1BR price.

Letโ€™s be real for a moment.

Negotiation is normal in real estate.

But negotiation should adjust within the market โ€” not rewrite the market.

Because if โ‚ฑ80k can suddenly rent a 2BR, then what happens to all the 1BR units priced at โ‚ฑ80k?

The entire pricing structure of the building collapses.

Real estate doesnโ€™t work like that.

If the budget fits a 1BR, then the logical option is a 1BR.

Want a bigger space?

Then the budget needs to grow too.

As brokers, our job isnโ€™t just to say โ€œyesโ€ to everything.

Our job is to protect the market, guide clients honestly, and keep deals realistic.

Sometimes the most professional thing you can say is:

โ€œThat property may not be the right fit for your budget.โ€

And thatโ€™s okay.

Because not every inquiry should become a deal.

But every deal should make sense.

Buti nalang kumuha siya.

That same property is worth around โ‚ฑ4M+.

At may renter pa na nagbabayad ng monthly.

Habang yung mga nagsabi sa kanya na โ€œwait munaโ€โ€ฆ

Sila pa rin ang naghihintay hanggang ngayon.

Lesson?

Hindi tumataas ang presyo ng property dahil ready ka na.

Tumataas siya habang nagdadalawang-isip ka.
