If you have ₱100,000 and inflation is around 7.2%, ganito ang mangyayari.

Kung hindi mo siya in-invest at nakatabi lang as cash, bumababa ang value over time. After 1 year, ang ₱100,000 mo magiging around ₱92,500 ang buying power. After 5 years, pwedeng maging around ₱69,000–₱70,000 na lang in real value. Ibig sabihin, kahit buo pa yung ₱100K mo, mas kaunti na ang nabibili niya dahil sa inflation.

🏢Ngayon sa property side, hindi pa sapat ang ₱100,000 para bumili ng condo or lot outright, pero pwede siyang gamitin as starting capital or reservation/monthly sa ilang pre-selling projects.

Ang kagandahan in RLC may mga installment schemes na as low as around ₱8,000/month, depende sa project, location, at promo. Ibig sabihin, hindi mo kailangan ng ₱100K or Million agad-agad para makapasok sa property investment. Pwede kang magsimula sa manageable monthly payments habang unti-unting binubuo ang equity mo sa property.
Habang nagbabayad ka monthly:

So instead of one big lump sum, kaya mong:
💎i-spread out ang payment (mas manageable monthly)
💎ma-secure ang property habang tumataas pa ang value habang under construction
💎potentially kumita later from appreciation or rent.

So simple idea:

💸 Cash ₱100K → lumiliit ang value dahil sa inflation

🏢 Property via installment (₱8K/month) → gradual asset building kahit hindi malaki ang initial capital.

Bottom line: sa 7.2% inflation, cash loses purchasing power, habang property installment plans give you a way to start building long-term assets without needing ng malaking lumpsum agad.

A major construction firm has secured a P16-billion contract to build a key segment of the Metro Manila Subway Project that will connect the railway system to Ninoy Aquino International Airport Terminal 3.

The Department of Transportation awarded the contract for Contract Package 109 to a joint venture involving D.M. Consunji Inc. and Japan’s Taisei Corp., according to a notice of award.

𝗬𝗢𝗨 𝗖𝗔𝗡’𝗧 𝗕𝗨𝗬 𝗔 𝟮𝗕𝗥 𝗪𝗜𝗧𝗛 𝗔 𝟭𝗕𝗥 𝗕𝗨𝗗𝗚𝗘𝗧.

Yesterday, a co-broker asked if my listing was negotiable.

Of course, most properties are.

But when I asked for the client’s budget, the answer was ₱80,000 for a 2BR unit in a building where 2BR rentals usually go for ₱120k–₱130k.

When the broker explained that ₱80k is actually the typical rate for a 1BR, the client declined.

He wants a 2BR.

But only at a 1BR price.

Let’s be real for a moment.

Negotiation is normal in real estate.

But negotiation should adjust within the market — not rewrite the market.

Because if ₱80k can suddenly rent a 2BR, then what happens to all the 1BR units priced at ₱80k?

The entire pricing structure of the building collapses.

Real estate doesn’t work like that.

If the budget fits a 1BR, then the logical option is a 1BR.

Want a bigger space?

Then the budget needs to grow too.

As brokers, our job isn’t just to say “yes” to everything.

Our job is to protect the market, guide clients honestly, and keep deals realistic.

Sometimes the most professional thing you can say is:

“That property may not be the right fit for your budget.”

And that’s okay.

Because not every inquiry should become a deal.

But every deal should make sense.

Five years ago, a young couple visited an open house.

Noong 2016, may employee na gusto bumili ng condo.

Price: around ₱2M.

Pero hindi siya sure.

Sabi ng friends niya:
“Ang mahal.”
“Mag rent ka nalang.”
“Hindi pa tamang timing.”

So almost hindi niya tinuloy.

Buti nalang kumuha siya.

Today…

That same property is worth around ₱4M+.

At may renter pa na nagbabayad ng monthly.

Habang yung mga nagsabi sa kanya na “wait muna”…

Sila pa rin ang naghihintay hanggang ngayon.

Lesson?

Hindi tumataas ang presyo ng property dahil ready ka na.

Tumataas siya habang nagdadalawang-isip ka.
