NBI-BULDO arrests two (Jan. 20, 2026) in a targeted entrapment for a large-scale real estate scam; suspects charged with multiple counts of estafa via falsified public documents (Arts. 315, 171 in relation to Art. 48). Victim lost ₱1.6M. Verify land titles with LRA/Registry before payment.

NBI Arrests Two for Real Estate Scams and Falsification of Public Documents

PASAY, Philippines – On January 20, 2026, the National Bureau of Investigation (NBI), through its Bulacan District Office (NBI-BULDO), successfully apprehended two (2) individuals in a targeted entrapment operation for their involvement in a large-scale real estate scam.

The Subjects are facing charges for multiple counts of Estafa through Falsification of Public Documents, as defined and penalized under Articles 315 and 171, in relation to Article 48, of the Revised Penal Code.

Investigation revealed that Subjects misrepresented themselves as legitimate owners, sellers, or authorized agents of various real estate properties. They used this facade to entice unsuspecting buyers into high-value transactions.

The complainant discovered the scheme only after realizing that the land titles and supporting legal documents provided by the Subjects were forgeries, siphoning the former of their money amounting to P1.6 Million. Thereafter, Complainant reported the said fraudulent scheme to the NBI.

Acting on the report, an entrapment operation was subsequently executed resulting to the arrest of the Subjects. After being appraised with their constitutional rights, they were transported to the NBI-BULDO Office for standard booking procedures and documentation. Thereafter, they were brought to the Office of the City Prosecutor of Malolos City for inquest proceedings.

NBI Acting Director Angelito Magno warned the public regarding the rise of property-related fraud.

"We urge all prospective buyers to exercise extreme caution in real estate dealings," said Director Magno. "Do not rely on appearances alone. Perform thorough due diligence and always verify the authenticity of land titles and documents directly with the Land Registration Authority (LRA) or the Registry of Deeds before any exchange of funds."

Buckminster Fuller said it straight: our purpose is to add value to this generation and the next.

That’s exactly how I treat every property I handle:
✅ verify ownership
✅ fix documentation gaps
✅ professional, compliant selling process
Because a clean sale today becomes a stronger legacy tomorrow.

What part of the property process stresses you out most—titles, taxes, or paperwork?

Yes—higher reward usually means higher risk.

But smart property owners don’t “take more risk”… they remove the hidden ones: messy docs, unclear heirs, no Authority to Sell, unpaid taxes, title clouds.

Clean docs = stronger buyers = faster closing = better price. Message me if you want your property sale handled the right way.

“What you focus on expands.” 🙌

If you focus on “posting the property ASAP,” problems expand.
If you focus on ownership clarity + complete documents, confidence expands.

✅ Clean title + authority to sell
✅ Clear tax status
✅ Ready for buyer due diligence
✅ Faster closing, less stress

Before we market, we prepare. That’s the professional way.
Message me if you want a quick “transaction-ready” checklist for your property.
