❗️ANO ANG LICENSE TO SELL, AT BAKIT ITO MAHALAGA?

🏘️ Ang License to Sell ay permit from DHSUD na nagpapakita na ang project ay puwede nang i market at ibenta sa public, subject to required approvals and compliance.

DHSUD says this is issued only to projects with approved plans and required minimum standards.

⚠️Ibig sabihin, hindi porket may project o may lupa, puwede na agad ibenta.

Under PD 957, developers selling subdivision lots or condominium units generally need the proper registration and License to Sell before selling to the public.

🔍Bakit ito mahalaga sa buyer?

Kapag may License to Sell, mas may basic level of compliance na puwedeng i check. DHSUD also advises buyers to ask for the project’s Certificate of Registration and License to Sell and validate it with the issuing regional office.

🚩Kapag walang License to Sell, red flag iyan. Puwedeng may issue sa permits, approvals, or project compliance, and DHSUD has publicly warned buyers against projects being sold without it.

✅ Sa simple words:
License to Sell = one of the first documents na dapat mong hanapin bago ka mag reservation, downpayment, o hulog.
