💸 Hindi presyo lang ang basehan
- Minsan mura ang lupa kasi may hidden issue pala sa title, access, documents, or actual status ng property

📄 Puwedeng may problema sa papeles
- May mga lupa na mukhang good deal, pero later on lalabas na kulang ang documents, may annotation, o hindi pala clean ang title. LRA itself highlights getting a Certified True Copy for due diligence in buying and selling.

⚠️ Puwedeng may claim o case pala
- Kapag may adverse claim, lis pendens, mortgage, o ibang encumbrance, puwedeng maapektuhan ang value at safety ng deal. Annotations exist to warn third persons about existing claims or issues on the property.

🧾 Puwedeng Tax Declaration lang ang hawak
- Importanteng document ang Tax Declaration, pero hindi ito automatic na kapalit ng title. The Supreme Court has repeatedly said tax declarations by themselves do not prove ownership or grant title.

🚧 Puwedeng may issue sa development or access
- Sa ibang properties, lalabas na may kulang pala sa approvals, permits, or access road requirements. DHSUD materials show that access and project compliance matter in real estate developments.

🔍 Kaya mahalaga ang due diligence
- Sa lupa, puwedeng mura sa umpisa pero mas mahal ang problema later kung hindi malinaw ang title, seller authority, access, at actual condition

Summary:
✅ Ang murang lupa hindi automatic na magandang deal
✅ Dapat chine check din ang title, annotations, documents, access, at actual status
✅ At para mas safe ang galaw mo, best pa rin mag consult sa lawyer before signing or paying
