Eto ang mga dapat mong i-consider:
β Budget - magkano ba kaya mong monthly? Kung magkano lang kaya mo doon ka magumpisa tumingin.
(laging sabihin agad sa ahente/broker magkanu lang ang range ng property na hanap nyo para kayo ay matulungan. In that way, mas mapapabilis nya kayong mahahanapan ng bahay na tugma sa Budget mo).
β Location - consider mo parin budget mo. Kung mura lang siguradong malayo sa manila yan. 5 million and up na po presyo ng Townhouse sa manila.
β Required Monthly Salary - Check mo na kaagad kung magkano sweldo mo kase doon lang magbabase kung magkano monthly pwede mo kunin! (pwede combined salary)
β Marital Status - laging tandaan ang legalities, kapag kasal ka sa papel kahit na hiwalay kayo, sa mata ng batas conjugal property padin ang lahat ng pagmamayari ninyo. Laging kasama ang Spouse sa pirmahan ng documents.kaya kung hindi kayo in good terms (maaring magkaproblema)
(Tip: pwede iba nalang magaaply like ana, magulang or kapatid kung complicated status mo.)
Common Questions:
1. Saan po ba may mura?
β Sa Batangas, Bulacan, Cavite, Laguna, Pampanga or Rizal. Wala pong murang Bahay sa metro Manila.
2. May Rent To Own po ba kayo?
β wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment, at yung remaining pwede na maloan sa pagibig. at mag-momonthly ka nalang sa pagibig kaya parang rent to own ang labas.
3. May Lipat Agad po ba kayo?
β kung kaya mo magbayad ng cash maaring makalipat ka agad.
β kung installment naman, hihintayin muna matapos ang Downpayment. pagbayad na, saka palang ipoprocess sa pagibig na usually 4-6mos pa ang approval. (pwede mo bayaran ng cash ang Downpayment para maprocess agad sa pagibig). (iba iba bawat developer, merong pumapayag na iprocess na sa pagibig ang application mo upon 50% Downpayment)
4. Kelan pwede makalipat?
β kung na release na ng pagibig ang loan mo.
5. Ano ang Pre-selling?
β ibig sabihin nito itatayo palang ang bahay mo usually 18-24mos construction sa mga affordable or low cost housing. Ang maganda nito, mura pa ang price ng bahay kase wala pang development. Maari mo din bayaran pa ng installment ang Downpayment or Equity.
6. Ano ang Equity?
β ito ay same lang ng Downpayment at required mong bayaran bago pwede maloan sa pagibig.

-ITR for the last 2 years
-Original Audited Financial Statement
-Franchise/OR/CR for TAXI/JEEPNEY/BUS OPERATORS
-PTR( for practicing professionals )
-Certificate of Engagement
-Brgy. Clearance

-Original Certificate of Employment with Compensation(Consularized)
-Photocopy of Contract of Employment
-Photocopy of Passport (with entries)
-Photocopy of Seaman's Book
-Proof of Remittances and SPA ( with consular seal if notarized abroad )
