Gusto bumili ng bahay at lupa pero hanggang ngayon ay di pa nakakapagreserve ng unit? Alam ko kung bakit! Takot ka na baka hindi maapprove ng PAGIBIG o Bank Financing ang loan mo di ba? Kung tama ako, basahin mo to
SIMPLE TIPS PARA MALAMAN KUNG MAAAPPROVE KA SA HOUSING LOAN NA IAAVAIL MO

TIP #1
First time mo bang mag housing loan? Kung oo, very ideal na ikaw ay maapprove. Kung ikaw naman ay may existing housing loan na at updated naman ang iyong pagbabayad ng monthly amortization sa bahay na iyong kinuha, maaari kang magpa evaluate kung kaya mo pa maghousing loan base sa iyong income o sweldo.

TIP #2
COMPLIANCE OF REQUIREMENTS
Makakapag submit ka ba ng requirements needed, kung OFW, locally employed or di kaya ay business owner ka dahil sa pag avail ng bahay ay kailangan kumpleto ang requirements mo base sa kung ano ang source of income mo. Kung OFW ka isa sa napakaimportanteng requirement ay ang SPA (Special Power of Attorney). Kung ikaw ay nasa ibang bansa kailangan ay ipaCONSULARIZED mo ito at kung ikaw naman ay nasa Pilipinas pa maari mong dalhin ang SPA FORM sa attorney at ipaNOTARYO.

QUALIFIED BA ANG SWELDO O INCOME MO?
Kailangan maassess mabuti ng ahente mo kung ang sahod o income mo ay pasok para sa unit na kukunin mo. Kung hindi naman qualified, may option ka ba na ikaw ay kumuha ng magiging co-borrower mo o di kaya naman ay mag increase ka ng iyong equity or downpayment? O di kaya ay meron ka bang ibang source of income na pwede magdagdag sa iyong salary para maging qualified ka sa income required thru Pagibig o di kaya naman ay Bank Financing? Kung oo maari ka ma approve.

✍️TIP #4
For PAGIBIG Financing, kailangan ikaw ay active member at nakapagbayad na ng atleast 24 months contribution mo. Kung kulang ang iyong contribution, may option ka na i-lumpsum o bayaran ang kulang para makumpleto ang 24 months. Kung ikaw ay dating active member na nakumpleto na ang 24 months at matagal ng nag stop payment sa contribution mo, bayaran lamang ang 3 months upang maging active member ka uli. Kung ikaw ay may existing salary loan, calamity loan o multi-purpose loan, maaari ka pa din maapprove basta siguraduhin na wala kang arrears o updated ang payment mo.

For BANK Financing
Ikaw ba ay walang cancelled credit cards, bounced cheques/dishonored cheques? Wala ka bang ibang loans kagaya ng car loans o ibang pang loans na maaaring makaapekto sa pag eevaluate sayo ng bangko. Kung ikaw ay walang bad record sa bangko, maaari kang ma approve.
