Presidential Decree No. 957
The Subdivision and Condominium Buyersโ€™ Protective Decree, also known as Presidential Decree No. 957, is a law implemented in the Philippines to protect buyers of subdivision lots and condominium units. It was enacted in 1976 and provides guidelines for developers and buyers to ensure fair and safe transactions.

Phases of Subdivision โ€“ The developer may divide the development into phases, with each phase covering at least ten hectares. This allows for better planning and management of the project.

Take-over Development โ€“ In cases where the developer fails to fulfill their obligations, the Authority may take over and complete the project at the expense of the developer, with payments from buyers being used for development.

Penalties and Liability โ€“ Those found guilty of violating this Decree can face fines and imprisonment, including controlling persons who may be held liable along with the actual violator unless they acted in good faith and did not induce the violation.

This Decree serves as a safeguard for buyers of subdivision lots and condominium units, promoting fair and transparent transactions between developers and buyers.
