Kapag preselling po ang isang house and lot, approximately 2-3 years po siya bago malipatan.

Pros:

Mas matagal lipatan, mas mura pa ang price ng house and lot.

Cons:

Magwewait ka talaga ng 2-3 years bago malipatan and sa mga nagrerenta pa, doble ang expenses since habang nagbabayad ka ng downpayment, nagbabayad ka din ng rent.
Sa mga hindi naman nagrerenta, advantage din ito.

Kapag naman rfo or ready for occupation, pwede mo na siya tirhan after mo magbayad ng downpayment and magreserve.

Pros:

Hindi mo na kailangang maghintay ng napakatagal.

Cons:

Tumaas na ng kaunti ang presyo niya kumpara noong preselling pa lang siya and mas maikli ang terms ng pagbabayad ng downpayment.

Pero sa Valle Sta.Ana, after mo magreserve, 6-8 months lang gagawin ang bahay and stop payment ka muna after mo magreserve, hindi mo na kailangang magbayad ng downpayment for how many months. After maapprove kay pagibig and matapos ang bahay,

Syempre kahit sa features nalang ang pagusapan natin, yes townhouse siya. Pero hindi siya townhouse lang. Bakit?

📍Unang una, wala po itong downpayment/equity.
Unlike sa ibang developer na kailangan mo pang maghulog for 12, 18, 24 months na downpayment worth 100,000 and up.

📍Pangalawa, hindi mo kailangang maghintay ng 2-3 years para matirhan ang bahay. After mo magreserve, stop payment ka muna. Pag naapprove na ang loan mo kay pagibig and gawa na ang bahay, lipat ka agad ‼️‼️‼️

📍Three storey townhouse ito, kung malaki ang pamilya mo, pwedeng pwede kang magpagawa ng 2-3 bedrooms. Plus dalawa ang comfort room kumpara sa normal na townhouse na 1-2 bedrooms lang at isa ang cr.

📍Dalawa ang balcony nito, pwedeng pwedeng magrelax kapag stress, kapag may occassion na icecelebrate.

📍Isang hinahanap ni client ang parking? Meron ba? Yes meron po. 5 meters ang provision for parking nito.

Kaya worth it para sa 11k a month ✨
