The wise way gamitin ang Bank Financing o Pag-IBIG Fund housing loan. 🏡

Kapag usapang housing loan,
madalas agad ang pumapasok sa isip ng tao:

“Utang.”
"Malaking Interest."
“Risky.”

Kaya maraming gustong magkaroon ng sariling bahay, pero natatakot magsimula. At understandable naman ‘yon.

Kasi syempre,
ayaw mo rin namang kumuha ng responsibilidad na hindi mo kayang panindigan. Mahabang obligasyon.
Pero minsan, ang loan hindi naman talaga ang problema. Nasa paraan ng paggamit.

Bank financing man o Pag-IBIG Fund housing loan,
tool lang sila para makatulong makuha mo nang mas maaga ang property na gusto mo.

At kahit gaano kaganda ang isang tool,
pwede itong makatulong o makadagdag ng bigat depende kung paano mo hinahandle. Kaya isa sa pinakamahalagang reminder:

Huwag piliin ang pinakamataas na amount na pwede kang ma-approve. Mas piliin mo ang monthly na kaya mo pa ring bayaran kahit may emergency o unexpected na mangyari. Kasi sa totoong buhay,
hindi araw-araw stable.

At importante pa rin na hindi ka hirap huminga financially.

May ibang nagsasabi,
“Ayaw ko muna mag-loan kasi sayang ang interest. Mag-iipon na lang ako.”

Pero habang naghihintay,
patuloy ding tumataas ang presyo ng properties.

Ang income,
madalas mabagal ang increase.

Pero ang value ng property,
karaniwan tumataas ng around 3–5% yearly.

Kaya minsan,
habang hinihintay mong “mas lumaki pa ang sahod mo,” mas lalo namang lumalayo ang presyo ng bahay na gusto mo.

Kaya mahalagang maging practical at strategic.
Hindi naman ibig sabihin na habang buhay kang may utang.

Pwede mo pa ring mapabilis ang pagtatapos ng loan
sa pamamagitan ng additional payments diretso sa principal balance.

Mas mabilis lumiit ang utang,
mas malaki rin ang matitipid sa interest.

Sa huli, hindi lang excitement ang kailangan sa pagbili ng bahay.

Mas importante pa rin ang may tamang plano, disiplina, at preparation para mas maging magaan ang future.
