🚩Why some investors are now focusing on commercial land south of Metro Manila 🚩
As Metro Manila becomes more saturated and expensive for business expansion, many investors are beginning to look at emerging commercial districts outside the capital.
The key question is no longer just where people live, but where the next commercial hubs will form.
Commercial land in many parts of Metro Manila can now reach ₱250,000–₱500,000 per sqm, and even higher in prime districts.
For many businesses, that level of land cost makes expansion increasingly difficult.
In contrast, commercial land in key growth corridors of South Luzon can still range around ₱60,000–₱90,000 per sqm, depending on location and development. This price gap is one reason investors are beginning to look more closely at the region.
