As a Licensed Real Estate Broker, my role goes beyond simply showing properties.

After 10+ years in real estate, one thing I’ve learned is this: buyers don’t all make property decisions for the same reasons. 🏡

Some buyers are looking for a home.
Some are building an investment.
Some are thinking about rental income.
And some are planning years ahead.

That’s why I’ve learned not to start with:

“What property can I offer?”

I start with:

“What are you trying to achieve?”

Because even when two buyers look at the same pre-selling property in the Philippines, what makes sense for one may not necessarily make sense for the other.

Price matters—but so do purpose, location, lifestyle, payment structure, timeline, and long-term goals.

This is especially important for local and international buyers and investors exploring Philippine real estate. Whether you're buying your first property, looking for a pre-selling opportunity, or building a long-term investment portfolio, the right conversation should begin with understanding you.

After more than a decade in the industry, this is what I believe:

Whether you're buying a home in the Philippines, exploring Philippine real estate investment, or considering a pre-selling property from anywhere in the world, your property decision should start with your goals—not with the property itself.

Before comparing developments, consider:

1️⃣ What is the property for?
Is it for your own home, investment, rental income, or long-term wealth building?

2️⃣ Does it fit your budget?
Look beyond the advertised monthly payment and understand the overall payment structure.

3️⃣ Does the location fit your life or investment strategy?
Consider accessibility, lifestyle, family needs, rental potential, and your long-term plans.

4️⃣ Does the timeline work for you?
If you're considering pre-selling property, are you comfortable with the construction and turnover timeline?

5️⃣ What do you want the property to do for you?

The “best” property isn't always the best property for you.

Different properties serve different people.

A property may be ideal for an investor but not for an end-user.

A location may be perfect for one family but completely impractical for another.

A payment structure may work beautifully for one buyer but not make sense for someone else.

That's why I don't start with inventory.

I start with your goal.

What are you hoping the property will do for you?

From there, we can evaluate options based on your:

I'm a Licensed Real Estate Broker, and I've been in the real estate industry since 2016.

My career began with Ayala Land Premier, continued through Alveo, and eventually led me to build a focused independent brokerage practice representing selected Ayala Land, Alveo, and Robinsons Land properties.

Over the years, I've learned that real estate isn't simply about finding a property to buy.

It's about finding the property that fits the person.

That's why I begin with the client—not the inventory.

I want to understand your purpose, budget, location, timeline, property requirements, financial considerations, and long-term goals before recommending an opportunity.

My primary focus is helping local and international buyers and investors evaluate selected pre-selling opportunities.

I also assist selected Ayala Land, Alveo, and Robinsons Land property owners with resale and leasing within the developments I represent.
