So let me tell you about my very first propertyโฆ
It was just a small residential lot.
I bought it in cash, kasi sabi ko,
โAt least safe. At least may lupa na ako.โ
And true enough, over time, it doubled in price.
Not bad, right? On paper, panalo na.
But hereโs the thingโฆ kahit dumoble siya in value, it didnโt give me cash flow.
For years, it just sat there. Walang rent, walang income.
Thatโs when I realized: appreciation alone doesnโt pay the bills.
Yes, growth is good, but kung wala kang cash flow, parang pera lang na naka-park.
Donโt get me wrong, that lot was my seed. ๐ฑ
It gave me the courage to start, and the confidence to buy more properties later on.
Pero if I knew better back then, I wouldโve looked for something na hindi lang magdo-double in price, but also pays me monthly along the way.

Real estate isnโt just about waiting for โsomeday.โ
The best deals give you both: appreciation for the future, and cash flow for today.
