Here’s the truth. In order for Real Estate to be PROFITABLE, you have to make time work in your favor. Practice DELAYED GRATIFICATION. Best things take time.

Now, if you have a disposable income of at least 5,000php per month, don’t waste it on gadget upgrade or accessory hoarding. Rather, it in great projects with high rental potential. Believe me, you are doing your future self a favor.

Successful people are aggressive- but not impulsive. They are great at ANTICIPATING because they study the market and use data to decide. They don’t wait for anyone. THEY ARE ALWAYS THE FIRST MOVER. But they did not become like that overnight or on their own. They do their own research and consult with Accredited Real Estate Professionals to validate their decisions.

(1.5% of the total selling price)

🔖Transfer Tax
(0.5% but not over 1% of the selling price or zonal value whichever is higher depending on LGU where the property is located.

🔖Capital Gains Tax
(6% of the total selling price)

🔖Registration Fee
(depends on the amount of the property in the Deed of Sale)

🔖Notarial Fee
(depends on the amount of the property in the Deed of Sale)

🔖Processing Fee
(fee of the broker/agent who will transfer the title, depends on the agreement of the agent/broker and client)

🔖Miscellaneous Fee

💡WHAT IS A MOVE-IN FEE?

Move-In Fee is an amount paid by the homebuyer to the property developer before the property is officially turned over to him/her.
These are the necessary fees to be paid before dwelling in a unit which might include the following:

📌Water Connection – if the subdivision/project have their own water system, or they have a preferred provider. They have special negotiations with the company to set it all up for their clients. The homeowner will just have to pay for the fees.

📌Electrical Connection – just like water, electrical connections are usually pre-arranged by the developer. The moment the client applies for the connection it will be like a switch on service to activate it for the homeowners. The posts where the connections are activated are already pre-installed for convenience and easy activation.

📌Association Dues – This is usually a joining fee or advance payment of the monthly/quarterly or annual association fees if you are a homeowner in a subdivision, compound, apartment, or condominium. In condominiums, it is called condo dues. It covers the amenity maintenance fees, security fees for the guards, and other subdivision maintenance fees. This fee is agreed upon by the existing homeowners of the subdivision or community. For new subdivisions or condominiums, association dues or condo dues will be discussed through a general assembly meeting of the homeowners and will be agreed upon through plebiscite.

To our Dear Clients and Investors💟

To all Property Sellers and Buyers❗️

Beware of the word “Clean Title”.
You can only call it clean title IF;

✅ Owners that appears in the title of the property are still ALIVE & CAN SIGN documents

✅ NO disputes attached in the title AND “certified true copy” of the title.

Please take note of the “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title.

✅ All real estate taxes are paid on time. Always request for latest real estate tax clearance.

✅ The owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner dies, heirs should file and pay for the estate tax of all the properties.

✅ The property estate taxes are not yet paid, the property cannot be called “CLEAN”.

✅ Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801) You only pay estate tax if the owner in the title is already dead. Penalties (like big penalties) apply for late filing.

Public service lang po 🙂. Ang estate tax clearance po is NON-NEGOTIABLE. Kailangan talaga syang e file at bayaran whether you like it or not, pag namatay ang owner na nakalagay sa title.
