Not every βSURE BUYERβ ends in a sale and thatβs okay.
Ever had that one deal you thought was 99% doneβ¦
until it wasnβt. π
That was this one.
Client was very interested in a 1-bedroom unit.
Paying in cash, and ready to settle within 2 weeks. We were this close. You know the feeling, green flag everywhere. πΈ
The First Meeting: We did a unit viewing. He loved the unit.
Requested for a HUGE discount and it was approved
(even if it took half my commission. Lolπ)
The Commitment Signal: Then came the show RF check.
A check to prove heβs serious and ready to reserve.
Thatβs when I thought, βOkay, weβre really locking this in.β
Everything looked solid. π€
The Waiting Game: But then came the reschedules. Once, twice, three times. I reminded him, both our time matters.
He agreed and set a 2nd appointment the next day.
The Plot Twist: 2nd appointment. Then came the update. His wife found a smaller, cheaper unit in the secondary market, same building & good deal.
The Reality Check: I took a step back and explained:
1-BR units have higher rental yields
Lower competition (since studios flood the market)
Stronger resale value long term.
He said βWeβll decide tonightβ.
I followed up. The next day the decision came in.
You know that gut feeling when you already know the answer before you even open the message?
Yup. That feeling π
βWe decided to go with the smaller one. Thank you for your assistance.β
He didnt choose my offer and thats okay because I get it. Everyoneβs journey is different.
The Mindset: My job isnβt to convince, itβs to educate and guide. Every buyer has their own timeline, comfort zone, and priorities. You canβt control decisions, only how you show up. And as long as you show up with honesty and effort, Youβll always win even without the sale. π€
