sa PAG IBIG or Bank Loan.

1. Ano ang mas mataas ang Interest rate?
Mas mataas ng ng kaunti ang PAGIBIG Interest rate kumapara sa Bank Loan
Pero ito ay nag ooffer ng mas matagal na loan period hanggang 30 taon.
PAGIBIG Interest Rate = 5.375% to 10% = 1 to 30 taon period
Bank Interest Rate = 6.88% to 10.12% = 5 up to 20 years period

2. Saan mas makaka loan ng mas malaking amount?
750k to 6 Million ang loanable amount sa PAGIBIG ayon sa mga sumusunod.

Total Accumulated Value o TAV / Contributions
Kailangan ng 24 months contribution sa PAGIBIG.

Bank is 80-90% of the appraised Value.
Ang appraised value ay ang halaga ng iyong lupa base sa location at Road Right of Way o daan na access sa iyong property; kasama na rin sa computation ang laki ng area at condition ng iyong lupa.

Kung ako ang tatanungin ano ang mairerecommend ko?

If ang Client ay Employed sa isang company. Mare-recommend ko na mag-PAGIBIG ito dahil tuloy tuloy ang PAGIBIG contributions at mas matagal ang loan payable period dito kung saan mas bababa ang monthly payables natin.

Hindi rin ibig sabhn nito ay kapag hindi ka member ng PAGIBIG ay hindi ka na pwede mag loan dito. Pwede parin mag-loan ang non-PAGIBIG member ngunit nangangailangan!ang PAGIBIG ng 40,000 stable family monthly income sa client.

If ang client naman ay Self-Employed o may hinahawakang business. Marerecommend ko na mag Bank financing ito dahil karamihan sa requirements nito ay kailangan
ng mga business requirements tulad ng DTI, ITR, BIR and Business permit.

Paano nga ba mag Housing Loan kay Pag-ibig?

1. Dapat Employed or Trabaho ka.
2. Dapat pasok ka sa tinatawag na Required Monthly income, depende kung gaano kalaking halaga or presyo ng bahay ang iloloan mo kay Pag-ibig.
3. No bad record or Salary Loan na hindi nabayaran.
4. Kung may existing salary loan dapat ito ay update or diretso padin ang paghuhulog kay Pag-ibig.
5. Member ka ng Pag-ibig atleast 24months contribution bago mo iprocess ang housing loan mo.
6. Age limit. Yes importante kay Pag-ibig ang edad mo. Dahil kung ikaw ay 65yrs old na ay baka hnd ka ma approved or i decline ka.
7. Dapat meron kang mga requirements na nag papatunay na ikaw ay may trabaho.
Ano ano ang mga requirements ni Pag-ibig? ( Payslip, COEC, 2Valid IDs, Tin Verification and Tin ID number, birth certificate, proof of billing. ) Minsan ay nang hihingi din si Pagibig ng ITR case to case basis.

Gaano nga ba katagal ang process kay Pag-ibig?

1. Kung Pre-selling ang nakuha mo at ito ay 24months to pay ang downpayment possible na ipaprocces palang ni developer ang Housing Loan mo kay pagibig once na tapos kanang mag bayad sa downpayment at 100.% constructed na ang bahay na naavail mo kay developer.
2. 6months to 8months ang pinaka mabilis at pinaka matagal na proseso kay Pag-ibig ng housing loan.
3. So katulad nga nang nasabi sa number 1. Kung ang na avail mo ay pre-selling na may 24months to pay ng downpayment at ang bahay mo ay 100% ng gawa at ito ay na iprocess na kay pagibig ang estimated house move-in or pag lipat mo sa bahay na inavail mo ay aabutin ng less than 3yrs. ( Depende padin minsan sa policy ni developer )
4. FYI lang!!!! Dapat dumaan tayo sa proseso ng pag papunchlist ng iyong bahay bago ito iturn over sayo. Dahil doon natin malalaman kung may mga sira at bitak bitak sa wall ng bahay mo. For safety din diba๐Ÿ™‚ at pag ok na at wala namang problema sa bahay mo ay pwede monang makuha or kunin ang susi sa developer. Pero minsan need natin ng time pa kara sa schedule para sa oag bibigay ng susi ng bahay๐Ÿ™‚ dont worry mabilis lang naman yun๐Ÿ˜

Sagot: No! Hindi nyo pa po makukuha ang titulo ng kupa sapagkat eto po ang ginamit nyo para ikolateral kay pagibig para mabayaran ang outstanding balance nyo kay developer. Pero wag kang mag alala. Dahil bibigyan ka naman ng xerox copy๐Ÿ™‚

Pag-IBIG FUND OFFERS THREE-MONTH MORATORIUM ON ALL LOANS

Pag-IBIG Fund is offering a three-month moratorium to its member-borrowers to help defray their expenses during the enhanced community quarantine being implemented by the government in its fight to contain the Covid-19 virus.

"President Duterte is exerting all efforts to lead the nation in fighting the corona virus. Pag-IBIG Fund supports the President's efforts and understands the plight of its members in these challenging times. Our Board of Trustees saw this as an urgent measure and immediately voted for the grant. This moratorium will help alleviate our membersโ€™ worries so that they could focus on providing for the basic necessities and safety of their families," said Pag-IBIG Fund Chairman and Department of Human Settlements and Urban Development Secretary Eduardo D. del Rosario.

Eligible to apply for the moratorium are Pag-IBIG Fund Housing Loan, Multi-Purpose Loan, and Calamity Loan borrowers with payments due on March 16, 2020 until June 15, 2020. Presently, only those residing in Luzon and in the National Capital Region can avail of the offer.

Pag-IBIG Fund Chief Executive Officer Acmad Rizaldy P. Moti said that the welfare of their members is Pag-IBIG Fund's priority.

"Pag-IBIG Fund's mandate is to promote the security of its members, either by providing a loan facility for their permanent shelter, or a savings plan that allows them to prepare for the future. The Lingkod Pag-IBIG service is not just about providing excellent results, it's about providing tapat na serbisyo, mula sa puso. Our goal, therefore, is to meet their needs and empower our Filipino workers. Thus, we will do what we can to ensure that they will not be put in a difficult situation especially in trying times such as these,โ€ Moti said.

Pag-IBIG Fund will start receiving applications once the community quarantine has been lifted. Members may submit their application at the nearest Pag-IBIG Fund branch until June 15, 2020.
