Bank Loan or Pag ibig Loan?
3 Major Questions regarding sa pagkuha ng loan,
sa PAG IBIG or Bank Loan.
1. Ano ang mas mataas ang Interest rate?
Mas mataas ng ng kaunti ang PAGIBIG Interest rate kumapara sa Bank Loan
Pero ito ay nag ooffer ng mas matagal na loan period hanggang 30 taon.
PAGIBIG Interest Rate = 5.375% to 10% = 1 to 30 taon period
Bank Interest Rate = 6.88% to 10.12% = 5 up to 20 years period
2. Saan mas makaka loan ng mas malaking amount?
750k to 6 Million ang loanable amount sa PAGIBIG ayon sa mga sumusunod.
Total Accumulated Value o TAV / Contributions
Kailangan ng 24 months contribution sa PAGIBIG.
Bank is 80-90% of the appraised Value.
Ang appraised value ay ang halaga ng iyong lupa base sa location at Road Right of Way o daan na access sa iyong property; kasama na rin sa computation ang laki ng area at condition ng iyong lupa.
3. Ano Ang Requirements sa pagkuha ng mga loan na ito?

The Collection Servicing Agreement or Post-dated Checks

Occupancy Permit (if applicable)

Deed of Absolute Sale (if applicable)

Kung ako ang tatanungin ano ang mairerecommend ko?
If ang Client ay Employed sa isang company. Mare-recommend ko na mag-PAGIBIG ito dahil tuloy tuloy ang PAGIBIG contributions at mas matagal ang loan payable period dito kung saan mas bababa ang monthly payables natin.
Hindi rin ibig sabhn nito ay kapag hindi ka member ng PAGIBIG ay hindi ka na pwede mag loan dito. Pwede parin mag-loan ang non-PAGIBIG member ngunit nangangailangan!ang PAGIBIG ng 40,000 stable family monthly income sa client.
If ang client naman ay Self-Employed o may hinahawakang business. Marerecommend ko na mag Bank financing ito dahil karamihan sa requirements nito ay kailangan
ng mga business requirements tulad ng DTI, ITR, BIR and Business permit.
