Oo, pero hindi agad-agad.

Kung ang titulo ay nakapangalan pa sa isang yumao, may mga legal na proseso munang kailangang sundin bago ito maibenta nang maayos. Kabilang dito ang tamang settlement of estate at iba pang kinakailangang dokumento upang maging legal at ligtas ang bentahan.

⚠️ Ang usa ka sayop nga bakod mahimong mosangpot sa:

📍 Professional Advice

Sa dili pa magpatukod og bakod, balay, o pader, siguroha una ang eksaktong boundary sa imong yuta pinaagi sa hustong land survey nga gihimo sa usa ka Licensed Geodetic Engineer.

Ang pagpasukod sa yuta dili lang para mahibal-an ang sukod sa lote, usa usab kini ka paagi aron malikayan ang panaglalis, maprotektahan ang imong investment, ug masiguro nga sakto ang imong gitukoran.

Kung adunay pagduhaduha sa boundary, ayaw pagsalig sa estorya o karaang marka lamang. Mas maayo ang opisyal ug tukmang survey kaysa magmahay sa ulahi.

Nakita namo kini nga pangutana gikan sa usa sa mga manununod (heirs) sa usa ka yuta nga nangayo og tabang. Usa kini ka sitwasyon nga daghan usab ang mahimong maka-relate.

Kung adunay mo ingon nga:

"Sa gobyerno ang yuta."
"Sulod pa na sa inyong boundary."
"Dugay na man mi nagpuyo diri."

Ayaw dayon pagtuo o pagdesisyon base lamang sa estorya.

Mao kini ang angay buhaton:

✅ 1. Tigoma ang tanang dokumento sa yuta:
• Original Certificate of Title o Transfer Certificate of Title (kung naa)
• Tax Declaration
• Survey Plan
• Technical Description
• Uban pang dokumento nga may kalabutan sa pagpanag-iya

✅ 2. Magpakonsulta sa usa ka lisensyadong Geodetic Engineer.

Ang survey makatabang sa pag-verify sa eksaktong lokasyon ug utlanan sa yuta base sa opisyal nga survey records ug teknikal nga datos. Kini usa ka importante nga lakang aron masabtan ang aktuwal nga kahimtang sa property.

✅ 3. Kung adunay isyu sa pagpanag-iya, okupasyon, o posibleng legal nga panaglalis, pakigkonsulta usab sa usa ka abogado.

Ang usa ka abogado makahatag og legal nga tambag base sa inyong mga dokumento ug sa partikular nga kahimtang sa inyong kaso.
