One of the mega infrastructure projects in Cebu is the METRO CEBU EXPRESSWAY. The 74 kilometers Metro Cebu Expressway Project, which will reduce travel from Naga City to Danao City from three (3) hours to one (1) hour and 25 minutes.
Also expected to decongest traffic congestion in the progressive City of Cebu is the planned construction of Four (4) lanes Guadalupe-Lahug By-Pass Road with a total length of 1.61 kilometers. The project with an estimated cost of P500 Million will shorten travel time Barangay Guadalupe to Barangay Lahug by 50 percent from one (1) hour to only 30 minutes.
In addition, feasibility study is now on-going for the construction of Mandaue City-Consolacion-Liloan Bypass Road owhich is expected to bring down travel time from Cebu City to the Municipality of Liloan by 50 percent

UPDATE: The Mactan Cebu International Airport (MCIA) will become the first to have an underground railway system in the country once the unsolicited 50-year master plan proposed by a private company meets the approval of the government.
P209-billion plan for additional development in MCIA and the GMAC’s offer for a 50-year contract extension. Underground train included in MCIA second runway project. 20 YEAR TIME FRAME:
2018 to 2021 - Airport facilities will undergo rehabilitation.

Easy to Qualify. Easy to Apply.

QUALIFICATIONS:
> Must be a member of Pag-IBIG for at least 24 months
> Not more than 60 years old upon the date of loan application and not more than 70 years old at the age of loan maturity
> Can legally acquire real property
> Has no outstanding housing loan or Pag-IBIG loan that was foreclosed

REQUIREMENTS:
1. Proof of Identification
> Housing Loan Application
> 2 Valid IDs (Government issued IDs)
> Membership Status Verification Slip
> Birth certificate - if single
> Marriage contract - if married
> 1x1 ID Picture (5 pieces)

2. Proof of Income
> Notarized Certificate of Employment with compensation - local employee
> Notarized Job Contract (English translation) with compensation- OFW
> One month payslip

3. Proof of billing
> Not necessary under the borrower's name.

Things to consider:

1. Required Gross Monthly Income. Always pre-qualify your buyer if his income/salary is enough for the required gross monthly income for the housing loan.

If the monthly amortization of the house is ₱8,500, divide it with 0.30 (30%) to get the required Gross Monthly Salary of the buyer. In this case, ₱28,333.33.

If his income in ₱50,000 per month, multiply it with 0.30 (30%) and the result is his monthly housing budget. In this case, ₱15,000. It means, he is qualified to buy a house and lot with ₱15,000 monthly.

2. If the buyer's income is less than ₱28,333.33 (in our case above) he can ask up to three (3) co-borrowers.

3. Non-member of Pag-Ibig can avail as long as he has income or salary whether business or work. Must pay in lumpsum the 24 months requirement.

4. For OFW, photocopy of visa and Notarized Special Power of Attorney

ARE YOU READY TO BUY A HOUSE AND LOT?

OWNING a house and lot is a dream of every Filipino family. It gives a sense of independence and security. Buying a house and lot is one of the top priorities of the new family or those who are planning to settle down. Even single individuals are searching for houses or lots to buy.

Don't look at the Total Selling/Contract Price of the property. Instead, inquire the monthly installments or amortization of the housing loan. Most, if not all, of the housing projects in Cebu can be acquired through house financing (Bank, Pag-Ibig or In-house). It is easier also for you to determine if you can afford or not.

There is a method in determining how much you can afford for a housing loan based on your gross monthly income. Gross monthly income multiply by 0.30 = monthly budget for housing. For example, if your gross monthly income is ₱50,000, you can afford to buy a property (house, condo or lot) with ₱15,000 monthly installments. For ₱60,000, you can afford ₱18,000 monthly installments. It means that 30% of your take-home pay is invested in your housing need.

For a ₱1,000,000 Pag-Ibig Housing Loan your estimated monthly installment is ₱6,238.70 per month for 30 years and the required gross monthly income is ₱17,824.85.

HOUSING LOAN IS DENIED
What to do? What are my options?

I think it is the duty of the agent to pre-qualify the buyer and, as much as possible, the house buyer must be honest to his/her agent. Do not adjust your payslip just to qualify for the house and lot that you want to buy. The lending institution (e.g. bank or Pag-Ibig) has a way to verify your real income. In so doing, you are not wasting your money for reservation fee and equity payments. Always remember that your reservation fee is non-refundable and non-transferable. Before you make a reservation payment, see to it that you are pre-qualified for the housing loan.

In case your housing loan is denied, ask the loan provider for the reasons for the denial. Ask for additional requirements so that you can qualify, if needed. It is better to know as well how much you can loan based on your income or capacity to pay. If your agent pre-qualify you, this rejection need not happen.

Based on your capacity to pay, look for an affordable property within your housing budget. Trust your agent to find a property that fits to your housing needs. Or you may ask a relative as your co-borrower.

Pag-Ibig housing loan is not as strict as the banks. With the help of your agent, apply your housing loan through Pag-Ibig.

If the reason for denial is not your capacity to pay but the property itself, then find another property with good reputation. The banks, for example, are considering properties which are not difficult to sell in case of default.

Pre-qualification enables you to know an estimate of how much you will be able to borrow for your housing needs. Some buyers get pre-approved. Here, you submits the required documents to your lending institution. Ask your agent for assistance.
