🏡 How to Calculate Your Property’s Real Property Tax (RPT)

Many property owners pay RPT yearly without understanding how it’s computed.

The formula is simpler than most think.

STEP 1: Know Your Property’s FAIR MARKET VALUE (FMV)

This is the value assigned by the local government (City/Municipal Assessor), not necessarily your purchase price.

Example:
Your lot’s FMV = ₱2,000,000

STEP 2: Determine the ASSESSMENT LEVEL

Assessment levels vary depending on:

* Residential
* Commercial
* Industrial
* Agricultural

For residential properties, this is commonly around 20% (but check your LGU because rates vary).

Example:
Assessment Level = 20%

Assessed Value Formula:
FMV × Assessment Level

₱2,000,000 × 20% = ₱400,000 assessed value

STEP 3: Apply the RPT RATE

Typical rates:

Provinces: up to 1% of assessed value
Cities / Municipalities within Metro Manila: up to 2%

Example (City property):
