رئیل اسٹیٹ مارکیٹ کے زوال کی 5 وجوہات

پاکستان رئیل اسٹیٹ مارکیٹ میں ہر پانچ یا سات سال بعد اتار چڑھاؤ آتا رہتا ہے
پہلے سوشل میڈیا نہیں تھا تو عام لوگ اس پر اتنا دھیان نہیں دیتے تھے
اس بار جب مارکیٹ ڈاؤن ہوئی تو سوشل میڈیا ہونے کی وجہ کچھ زیادہ ہی اس پر بات ہوئی
میرے خیال میں اس بار رئیل اسٹیٹ مارکیٹ ڈاؤن ہونے کی 5 وجوہات ہو سکتی ہیں

نمبر 1 : بوگس ھاوسنگ سوسائیٹیز اور سود دینے والے بلڈرز
جیسے ہی 2017 , 2016 میں مارکیٹ بہتر ہوئی تو فراڈئیے ڈویلپرز اور بلڈرز نمودار ہوئے
مارکیٹ میں بوگس فائلوں کے انبار لگ گئے
ڈیجیٹل مارکیٹنگ پر خرچہ کر کے لاکھوں لوگوں کو فایلیں سیل کی
اسی طرح کچھ بلڈرز نے کہا کہ آپ ہم سے ایک شاپ لیں اور اگلے ماہ سے آپ کو پانچ فیصد کرایہ ملنا شروع ہو جائے گا
نمبر 2 :
انویسٹی گیشن اتھارٹیز کی سستی
اگر ایک بلڈر یا ڈویلپر کا فراڈ سامنے آنے پر اس کے خلاف زبردست کاروائی کی جاتی
اس عبرت کا نشان بنا کر متاثرین کو رقم واپس کروا دی جاتی تو باقی فراڈئیے کامیاب نہ ہوتے

نمبر 3 : اوورسیز کی سیاسی وابستگی
پاکستان رئیل اسٹیٹ مارکیٹ میں 80 فیصد انویسٹمنٹ ہمارے اوورسیز پاکستانیوں کی ہے
اور ان میں سے اکثریت ایک خاص سیاسی پارٹی یا ایک خاص سیاسی شخصیت کے فین تھے
جیسے اس پارٹی کی حکومت ختم ہوئی تو انہوں نے دلبرداشتہ ہو کر اپنی انویسٹمنٹ روک دی

نمبر 4 : بلیک منی
پاکستان میں رئیل اسٹیٹ کے بوم کی سب سے بڑی وجہ بلیک منی تھی
وہ لوگ کیش پر پراپرٹی خرید کر کیش پیمنٹ پر سیل کرتے اور گورنمنٹ کے ریکارڈ میں کوئی ٹرانزکشن شو نہیں ہوتی تھی
ھاوسنگ سوسائٹیز نے اوپن فائل کا سسٹم متعارف کروایا ہوا تھا جس سے بلیک منی آسانی کیساتھ ٹریڈ ہو رہی تھی ، موجودہ گورنمنٹ جیسے ہی اس عمل پر سختی شروع کی تو وہ انویسٹرز بھی بھاگ گئے

نمبر 5 : FBR کی ظالمانہ ٹیکس
پوری دنیا میں گورنمنٹ ہر شعبہ سے ٹیکس لیتی ہے لیکن دو سال پہلے موجودہ گورنمنٹ نے کچھ عجیب اور بیشمار قسم کے ٹیکس لگا دئیے جس سے بچی کھچی مارکیٹ بھی ڈاؤن ہو گئی

آخر میں میں انویسٹرز کو ایک مشورہ دوں گا کہ ڈاؤن مارکیٹ میں خریداری کا اچھا موقع ہوتا ہے
سستی خریداری ہی آپ کو اچھا منافع دے سکتی ہے
