On November 2015, I resigned from my job as a Deputy Manager Sales at Maymar Housing Services (Pvt) Ltd and joined ‘SAYA THE REAL ESTATE & BUILDERS’ as a real estate agent/investor. Finally, I was growing fast. Learning the nitty-gritty of real estate industry. I worked for two years straight. Sleepless nights, hard labor days taught me how to survive and deepen my roots in the real estate industry. I was dealing with clients directly. Analyzing the market conditions, gathering the legal requirements, negotiating with buyers/sellers, and helping people to invest in real estate in Pakistan. My focus shifted from physical labor to content-based marketing and social media marketing. I started online public relations apart from helping investors, clients and other realtors, Budgeting & Forecasting, Competitor analysis, Sales Acceleration and Managing Portfolio. I offer services to new and medium-sized investors and help them empower their investment in real estate. In the past, in this role, I have helped investors in increasing their investment almost double. Yeh sawal 100 baar poochte hain log, aaj clear kar deta hoon.

BAHRIA TOWN KARACHI:

Infrastructure complete…road, parks, facilities ready.

Lekin legal issues pending hain. Prices peaked se 40% tak gir chuki hain. Resale liquidity slow hai. Buyers cautious hain. Kab issue solve hoga? No clear timeline.

Agar idle cash hai aur 4-5 saal patience hai…risk le sakte ho. Lekin yeh bet hai, sure deal nahi.

DHA CITY KARACHI:

2027 tak boom expected…Malir Expressway catalyst. Liquidity faster hai HOT sectors mein (3, 5, 7). Development process clear. Possession + allotment = legal clarity.

Infrastructure like development progress is slow as compare to BTK and its true that Bahria Town karachi infrastructure don’t have any comparison.

BOTTOM LINE:
Bahria = Legal risk. Price already corrected. Timeline unclear.

Tabse ab tak har baar suna hai… “yahan toh kuch nahi hoga”…Har baar wahi logon ne yeh suna jo baad mein pachtaye.

Abhi jo signals main dekh raha hoon…woh 2021 wali situation se match karte hain. Uss waqt bhi market quiet tha. Koi excitement nahi thi. Buyers wait-and-see mode mein thay.

Phir Malir Expressway ka noise shuru hua aur jinhon ne pehle position liya tha, woh nikal gaye.
Aaj wahi pattern repeat ho raha hai.

PM Shehbaz Sharif ne Trump ko call kiya. Field Marshal Asim Munir raat bhar JD Vance, Witkoff, aur Iran ke Foreign Minister ke saath baat karte rahe.

Nah koi F-16. Nah koi missile. Sirf diplomacy aur 2-week ceasefire deal ho gayi.

Duniya ne kaha: “Pakistan irrelevant hai.”
