Port Qasim
Port Qasim Authority(PQA) has developed their own residential project (Gulshan-e-Benazir), which falls under the jurisdiction of the Federal Government of Pakistan. Projects which fall under the federal government are usually better managed and safer than those which come under the provincial or city government.
Port Qasim is the second port of Karachi city, but over the last few years there has been a steady rise in the vessels docking into Port Qasim. Also it has become a major industrial zone, and recently Karachi Electric announced
that they are setting up a 560 MW power plant within Port Qasim.
Also Karachi's first formal Truck Terminal is being setup right across from Port Qasim's residential zone. This truck terminal is nearing completion and has a capacity to house 125,000 trucks at a time.
PQA's residential zone has 5 blocks currently, A to E. With plot sizes ranging from 200,300 and 500 square yards.
1) The 500 sq yard plots are exclusively in block E, which falls closest to the truck terminal. Due to the close proximity of the truck terminal these plots have attracted the interest of Transporters, as it is common for transporters to purchase land or houses near
the truck stand, this was prevalent in the case of Shireen Jinnah Colony(near to Ziauddin Hospital).
The 500 sq yard plots are trading for 30-32 lacs (3.2 million) with a further 2.2 lacs for transfer and brokerage costs.
The time horizon on these plots is 1 year, with prices expected to reach 4.5 - 5 million by then.
2) The 300 square yard plots are in sector A to D, with the most prime sector being sector C for 300 yard plots, as it has a boundary
wall. The 300 yard plots in sector C are trading between 29 and 32 lac rupees. This sector is fairly more developed than the other
sectors due to the houses which have already been built here. The transfer costs for a 300 yard plot is 1.5 lacs which includes transfer and brokerage fees.
It is widely expected that these plots will cross 4 million by the end of the year, as most of the houses being built in PQA
are coming in this sector.
3) The most attractive 200 yard plots are situated in sector B, as its closest to the National highway. These plots are trading between 21 and 23 lacs. Transfer charges here are 1lac. For these plots the horizon is also a year and upside is, that these plots will cross 3 million.
