Sita Ram Haveli, a historic 1930s landmark on Fort Road near the Lahore Fort and Badshahi Mosque.

Originally built for Municipal Commissioner Lala Sita Ram Mehra, the five storey haveli follows a traditional courtyard layout and blends Mughal, Rajput, and Art Deco elements through intricate floral motifs, sculpted plasterwork, and ornamental railings.

After decades of neglect, the building has been carefully restored by Raees Faheem Associates through a two-year conservation effort focused on documentation, minimal intervention, and structural repair.

Today, the haveli begins a new chapter as an art gallery preserving Lahore’s architectural heritage while giving it contemporary cultural life.

The Monnoo Boarding House was designed to house 100 prep school students at Aitchison College. It is seamlessly connected to the restored Bahawalpur House via a passageway, with the main double-height dining hall strategically positioned along the axis of Bahawalpur House’s central corridor. The design of the new structure was carefully crafted to complement and preserve the historical significance of Bahawalpur House, ensuring that the modern addition does not overshadow its heritage.

The Monnoo Boarding House was designed to house 100 prep school students at Aitchison College. It is seamlessly connected to the restored Bahawalpur House via a passageway, with the main double-height dining hall strategically positioned along the axis of Bahawalpur House’s central corridor. Bahawalpur House was built in 1890s by Bahawalpur State as residence for the young Nawab Bahawal Khan during his time at Aitchison College. Later, it became an extension of Prep school as residence for day-boarders.
Over time, neglect and weather damage took a toll on building. A careful restoration was undertaken in three phases:
1. Documentation – Architectural analysis based on historical records and site visits.
2. Assessment – Evaluation of structural issues, damage, and previous, uninformed repairs.
3. Restoration – Recommendations for repairs using traditional techniques and local materials.
Traditional techniques and local materials were used to preserve building’s authenticity. Key efforts included removing interventions (rooms & baths), replacing decayed wooden elements (roof, doors, windows), reconstructing verandah roofs and domes, cleaning & restoring intricate brickwork, replacing all floors and treating termite infestation and water seepages.
RFA was commissioned for a new boarding house of 100 students in its vicinity, care was taken to ensure the new structure didn’t overshadow Bahawalpur House’s historical significance. Bahawalpur House includes prep rooms, common areas and a game room, which are now used by the students of Monnoo Boarding House.
