Kanal Unit.....In British era, one kanal was 605 or 5445 sq feet (one marla is of 272.25 sq feet or 30.25 sq yards). This is followed in the rural areas for land measurement. However urban land developers have used kanal unit to their advantage and a smaller area is offered on name of a kanal. Two conventions are followed:-

In most new societies developed DHA/Bahria
1 kanal = 4500 sq feet or 500 sq yards
Here 1 marla will be 225 sq feet or 25 sq yards
Typical on kanal sizes of plots is 50’x90’ and likewise ten marla plot size will be 35’x70’

In some old societies or suburbs
1 kanal = 5000 sq feet or 555.55 sq yards
Here 1 marla will be 250 sq feet or 27.77 sq yards

Why invest or not invest in DHA Valley? For investment or pulling out investments at DHA Valley Islamabad, five facts be considered. First - Development is slow and a non-serious effort which is the responsibility of Bahria Town being a joint venture. Second- People have paid from last ten years and are not being given possession. People are knocking the doors of courts. We have to see next six months if there is some hope for justice from new government. Third – Location is a valley which is scenic and the prices seem very less but development does have a high cost. Four- DHA and Bahria have teamed up to purchase back files for a merger with a Karachi Bahira plot. After the merger, a file is killed. Lot of the file owners opted for this option. Later when this got slowed down; Malik Riaz gave incentive of 2 to 3 lacs. The killing has been done in thousands. But all the delays indicate they wants more killing. This killing has skepticism that the worth of the plots is much high than what people have got and they intend to benefit with these surplus plots after the possession. It also prevails that files are much more than the available so killing is mandatory. But who buys this...Fourth – Rates are as low as possible now and after ten years you sell on cost to cost or two-three lacs more. Future of sale in six months will be cost to cost. Fifth – The only completed and handed over are villas of 8 marla with value of around 70lac and 5 Marlas with value around 35 lac. However, as the entrance to valley is blocked living there is a punishment. If at all you have to enter you travel Rawat and then it is will be a twenty minutes further drive. .............
There are no immediate prospects of gains. If at all you are bent upon to possess something here you can go for non- balloted 8 marla which is around 45 lac. OR if you want to park your money for four years go for a plot which is the cheapest -

Without delving into the number game; the focus should on the methodology to build housing supply momentum. The aim should to on how to provide the enabling environment for builders to construct and for households to afford.
It is pertinent to note that supply should not be confined to urban centers as the shortage is across the board. The PTI policy is clear on it, as it envisages to construct 40 percent housing in rural, 20 percent in peri-urban and 40 percent in urban areas.
