🏡🇵🇷 Puerto Rico acaba de cambiar las reglas para los dueños de hogar

Si eres dueño de propiedad y tu casa ha sido tu residencia principal, esta noticia es clave.

Con la aprobación de la Ley Núm. 180-2025, el gobierno de Puerto Rico creó una exención contributiva sobre la ganancia de capital al vender tu residencia principal, aplicable a años contributivos posteriores al 31 de diciembre de 2024.

¿Que significa esto? Bajo ciertos requisitos, podrías vender tu hogar sin pagar contribuciones sobre las ganancias.

Para cualificar, la propiedad debe haber sido tu residencia principal, ocupada de forma continua por al menos dos de los últimos cinco años, y no haber sido alquilada, ni a corto ni a largo plazo, durante ese periodo.

La ley también contempla casos de propiedades heredadas, siempre que el causante la haya ocupado como residencia principal y no se haya alquilado tras su fallecimiento.

Este beneficio fue diseñado específicamente para propietarios residentes en Puerto Rico, y no aplica a quienes cuentan con decretos bajo incentivos como la antigua Ley 22 o disposiciones similares del Código de Incentivos.

La intención es clara: reducir la carga contributiva, facilitar la compraventa de viviendas y darle mayor movilidad al mercado residencial local.

En un contexto donde la ganancia de capital suele tributar alrededor de un 10%, este cambio puede representar una diferencia significativa en el neto que recibe un vendedor y, en muchos casos, abrir la puerta a decisiones que antes se posponían.

Cada situación es distinta. Antes de vender, alquilar o esperar, es importante entender cómo este nuevo marco legal impacta tu propiedad específica y tu próximo paso.
