A short guide to Mértola, in the Alentejo.

Arrive from almost any direction and the first thing you see is the castle on the hill. Below it, whitewashed houses step down towards the Guadiana river, which curves around the town in a wide bend. The old town walls still frame the historic centre, and the streets inside are made for slow walking.

Our favourite things:
The castle, for the views over the river and countryside.
The old town, with its white houses and quiet lanes.
The Guadiana, especially early morning or late afternoon.
The bridge, a lovely spot to look back at the town.

Ask Divine Home: what should you check before buying a rural property in the Alentejo?

Herdades and quintas in the Alentejo offer something hard to find elsewhere. Land, quiet, old olive trees, and wide skies. But rural property works a little differently from a town apartment, so it pays to ask the right questions early.

1. Water. Find out if the property has boreholes or wells, whether they are registered, and how the supply holds up in the dry months.

2. Licensing. Check that the main house and every annex, studio, or outbuilding is licensed. If you plan to use a building for something new, permissions may be needed.

3. Rustic or urban land. The classification of the land affects what you can build or change. It is one of the most important things to understand before you make an offer.

4. Legal checks. A good lawyer will look at the land registry, tax records, boundaries, permits, and any outstanding debts.
