A few days ago, we put this property on Facebook.

Nothing boosted. No paid advertising. Just the way we normally market our properties.

It has now had over 164,000 views, reached more than 107,000 people and generated over 15,000 clicks.

But those aren't really the numbers that matter.

It has already generated enquiries and viewings.

That's the whole point.

There is a huge difference between putting a property on the portals and waiting for somebody to find it, and actively marketing a property to thousands of potential buyers.

Even more interestingly, 94% of the people who saw this post weren't already following us. Facebook pushed the property far beyond our existing audience.

And it is still moving.

This is what I mean when I talk about marketing a home rather than simply listing one.

If you're thinking about selling a property in Portugal, don't just ask an estate agent where they will list it.

Ask them how they are going to get people to see it.

That is a much more important question.

What a day... and exactly why we believe in Open Houses when they're done properly. 🏡

A few weeks ago we decided this lovely home in Paialvo deserved something a little different.

Rather than simply waiting for viewings, we organised a professionally marketed Open House.

The response exceeded all our expectations.

The property was busy throughout the morning with interested buyers coming through the door, conversations flowing, questions being answered and genuine competition developing between buyers.

The result?

The property sold on the day.

The CPCV has now been signed and everyone involved is delighted.

A huge thank you to everyone who came along.

It was also fantastic to have both Sarah Keogh and Hedy there welcoming visitors throughout the event. For Hedy, who has only recently joined us, it was a brilliant introduction to how we work as a team.

Perhaps one of the nicest surprises of the day wasn't about selling the property at all.

One of the estate agents who came to see how we run our Open Houses has since contacted us about joining the team. That says more than any sales pitch ever could.
