The deal is officially closed!🥂

I won’t pretend it was an easy one. There were a few unexpected twists, little challenges, and moments that definitely kept us on our toes. But that’s real estate and when you have the right people around you, even the trickiest moments become so much easier to navigate.

And the apartment…
This one really was special.

It’s been a long time since I’ve felt this much joy simply from a property itself. Bright, spacious, warm, and incredibly inviting, the kind of place where you walk through the door and instantly think, “Yes. This is where happy memories are going to be made.”

I’m truly happy for my clients and their beautiful new beginning. And, of course, for their little “son” 🐾, who recently became part of their family. I have no doubt he’s going to absolutely love having so much space to run, play, get into mischief, and explore every little corner of his new home.

You thought you were buying 112 m². But in reality, you’ll be living in 78.
And it’s not a scam. It’s just Portugal and here you need to know the rules of the game.

In property listings, the advertised area is usually the total area: including the parking space, terrace, and storage room. But you don’t sleep in your parking space, do you?

📐 Área útil — the actual living area you use every day
📋 Área bruta privativa — the official private gross area registered in the property documents
🅿️ Área dependente — parking space, terrace, storage room, and other auxiliary areas

Pay close attention to which area is being advertised, as it’s not always obvious. And during property viewings, make sure to ask for a breakdown of each component.

💡 From experience, here’s what many buyers overlook:
When granting a mortgage, the bank doesn’t finance the listing, it finances what’s officially documented. If a parking space or storage room physically exists but is not registered in the property’s documents, it won’t be included in the valuation.

As a result, the difference between the market price and the bank’s appraised value becomes your responsibility to cover.
