Foreign buyers put a record EUR 3.9 billion into Portuguese property in 2025 (according to Banco de Portugal). In the same year, total foreign investment into Portugal fell by more than 33%.
Property now takes almost 50% of every foreign Euro entering the country. Ten years ago it was less than 20%.
And this is two years after the golden visa closed to real estate. Nobody is buying here for a residence permit any more. They buy for the life, and for the long-term value.
That matches what we see in Carvoeiro and Lagoa (and Monchique and along most of the Golden Coast). Serious buyers, mostly from Northern Europe and North America, arrive with a budget and a timeline. But they struggle to find the right home, properly documented, in the right location.
