What does €500K actually buy you near Lisbon? It depends a lot on which side of the river you’re on.

In Lisbon, it’s roughly a one to two bedroom flat, around 90 m².

In Cascais, it’s a similar size, around 100 m², with beach town living instead of city centre density.

Cross the river to the Setúbal peninsula, including Almada and Costa da Caparica, and the same budget buys a genuinely spacious three to four bedroom house of around 180 m², often with outdoor space.

Worth remembering: these figures come from median prices, not from your future home. A renovated flat in Príncipe Real costs far more than the city average. An unrenovated one in Marvila costs far less.

Should you use a buyer’s agent in Portugal? Short answer: yes, in almost every case.

You don’t know the local market the way a local does. Pricing varies block by block, and the asking price isn’t always a reliable guide. A buyer’s agent knows what similar properties actually sold for, which is what keeps you from overpaying.

Legal red flags aren’t always visible either. Older and rural properties in particular can carry title issues, missing permits, or registry mismatches that never show up in a listing.

And your time is worth something too. Photos can flatter a property that disappoints in person. A buyer’s agent filters listings before you ever book a viewing.
