Quanto mais estudo o mercado, menos acredito em decisões rápidas.

E quanto mais experiência ganho no imobiliário, mais percebo que uma boa decisão raramente começa com a pergunta: “É uma boa oportunidade?”

Começa com perguntas mais difíceis.

**O preço faz sentido?**

**A localização sustenta a procura?**

**Quem será o próximo comprador?**

**O rendimento é realista?**

**E se o mercado mudar?**

Uma propriedade pode ser excelente e, ainda assim, não ser o investimento certo para determinada pessoa.

Pode ter uma vista extraordinária, mas não responder ao objetivo de quem compra.

Pode apresentar um rendimento interessante, mas exigir uma estratégia de saída que o investidor não está preparado para assumir.

É por isso que acredito que **investir bem não é apenas encontrar uma propriedade. É compreender o que estamos realmente a comprar.**

O ativo.
O mercado.
O risco.
O retorno.
E, sobretudo, a razão pela qual aquela decisão faz sentido.

Depois de 13 anos no imobiliário, continuo a acreditar no valor de uma boa oportunidade.

Would I Invest Here?

A new series about something I believe is often missing from real estate conversations:

When we look at a property, it is easy to focus on the view, the location, the finishes or the potential return.
