The slowest part of renovating an old apartment.

Standing in a room, pointing at walls, asking: does this need to be here?

Some walls hold the ceiling up. Some hold the layout back.

We’re keeping what works. Removing what doesn’t. And where we can’t fully remove, we’re replacing solid walls with open wooden dividers. Design without the weight.

The problem with old apartments usually isn’t the size.

It’s the layout.

This Sintra bathroom was full of pointless walls, awkward angles and wasted space.

So before building anything new, we started by tearing things down.

Because sometimes the smartest renovation decision is demolition.

Then we found this.

An original drain, right under the kitchen sink. According to Jorge, it was used to throw out the bucket from the night before.

No bathroom. No plumbing. Just a hole in the floor.

The first floor is already lived in. Two apartments, two tenants, ongoing income from day one.

The ground floor and the attic are a different conversation. Both need a full renovation, which is where we come in.

The buyer is based in Holland. The build is being managed by us from Lisbon. Architect and builder already on site.
