Cascais maintains house sales above €1.3 million, and Alcácer do Sal leads in rents at €3,500

Cascais was the most expensive municipality in the country for house prices in May, with an average price of €1,350,000 (+0.0% monthly and +10.7% annually), consolidating its position as the main national premium market.
This is according to Imovirtual which has just published its Municipal Barometer for May 2026, based on average advertised sale and rental prices in Portugal. The analysis compares data from May 2026 with April 2026 and the same period in May 2025.
Next came Grândola, with €1,150,000 (-11.2% monthly and +18.4% annually), despite the monthly correction recorded in May, followed by Calheta (Madeira), which reached €920,000 (+1.1% monthly and +8.2% annually), reinforcing the weight of island markets in the premium segment.
The Algarve continued to have a strong presence at the top of the ranking, with Castro Marim reaching €795,000 (+1.9% monthly and +10.0% annually), Loulé at €790,000 (+0.0% monthly and +18.8% annually) and Faro at €654,500 (-0.1% monthly and +13.3% annually).
Oeiras rose to €730,000 (+2.8% monthly and +0.7% annually), while Lisbon fell to €700,000 (-0.4% monthly and -3.2% annually), showing signs of stabilisation after several cycles of appreciation.
The Top 10 also included Sines, with €665,000 (+6.5% monthly and -2.2% annually), and Funchal, which remained at €650,000 (+0.0% monthly and +4.0% annually).
At the opposite extreme, the most affordable municipalities continued to be concentrated in the interior of the country. Vila Velha de Ródão had the lowest prices, at €49,000 (+21.0% monthly and +34.3% annually), followed by Pampilhosa da Serra, at €55,000 (+0.0% monthly and -2.2% annually), and Oleiros, also at €55,000 (-9.8% monthly and +14.6% annually).
The Top 10 most affordable markets also included Castanheira de Pêra, at €67,495 (+18.9% monthly and -9.4% annually), Manteigas, at €71,750 (-4.3% monthly and -19.8% annually), and Castelo Branco, which fell to €83,000 (-15.1% monthly and +14.5% annually).
In Guarda, average rents rose to €150,000 (+13.2% monthly and +17.6% annually), while Braganza reached €168,000 (+5.0% monthly and +1.8% annually).
The ranking concluded with Portalegre at €180,000 (-16.3% monthly and +39.5% annually), and Arouca, which remained at €195,000 (+0.0% monthly and +18.2% annually).
In the rental market, the data revealed greater volatility. Alcácer do Sal lead the national ranking, with average rents of €3,500 per month (+40.0% monthly and +288.9% annually), reflecting strong fluctuations in a smaller-scale market.
Cascais came next, with €2,700 (+8.0% monthly and +17.4% annually), consolidating its position as the country’s main premium market, also in the rental market.
