𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗜𝗻𝘀𝗽𝗲𝗰𝘁𝗶𝗼𝗻 🏠🔍🇵🇹

The structure was solid and the main systems were in good shape but our inspector still picked up moisture in a spot you'd never notice on a viewing, a couple of electrical items worth sorting, and some outside maintenance that would quietly cause damage if it were left another few years. None of it was dramatic. That's usually how it goes. The problems that cost people money aren't the obvious ones but they're the ones hiding behind a fresh coat of paint on a sunny viewing day.

𝗕𝘂𝘆𝗶𝗻𝗴 𝗮 𝗥𝗲𝗻𝗼𝘃𝗮𝘁𝗶𝗼𝗻 𝗣𝗿𝗼𝗷𝗲𝗰𝘁? 🏠🔍🇵🇹

Recently inspected an older property being bought as a renovation. Even when you know a place needs work, an inspection tells you the difference between simple cosmetic jobs and the serious, costly surprises. On this one: some structural movement in one section, asbestos in part of the roof, and no insulation throughout, but the main structure was sound and the great setting. A wonderful project for the right buyer, as long as you go in with your eyes open. That's what an independent inspection gives you.

We recently inspected a detached villa in Portugal, structurally sound, but years of limited upkeep left their mark. Here's what our engineer-led inspection uncovered:

Genuinely good condition, structurally sound, systems running well. But even a strong home can hide one thing that really matters, and this is exactly why you inspect before you buy.

𝗞𝗲𝘆 𝗦𝘁𝗿𝗲𝗻𝗴𝘁𝗵𝘀 ✅
1. Excellent structure
2. Electrical & mechanical in top shape — panels, AC, gas boiler, solar, etc all excellent
3. Well-kept interiors + a clean, well-balanced saltwater pool

𝗪𝗵𝗮𝘁 𝗪𝗲 𝗙𝗹𝗮𝗴𝗴𝗲𝗱 ⚠️
1. No ventilation in the kitchen & bathrooms — a real moisture & mould risk over time
2. Older double-glazed windows with narrow air gaps
3. Missing roof gutters front & rear — rainwater pooling that can drive damp at the base

"Good condition" and "no hidden risks" aren't the same thing. Know before you sign.

We recently inspected a ~30-year-old detached villa in Portugal. Overall? Structurally solid and in very good condition. But "good condition" doesn't mean "no surprises", and that's exactly why an independent inspection pays for itself.
