There is something about Sunday mornings here that makes you slow down a little.

Coffee outside. A walk before it gets too warm. Fresh bread from the local pastelaria. Maybe a trip to the market, lunch somewhere with no particular rush to leave, or simply staying at home and enjoying the space around you.

It is often these ordinary moments that people remember when they tell us why they fell in love with the Algarve in the first place.

And when buyers are looking for a home here, it is rarely just about bedrooms, bathrooms and square metres. They are imagining what their own Sunday morning might look like.

That is why location, outdoor space, privacy and the feeling of a property can matter just as much as what is written on the specification sheet.

A good property photograph should make you want to visit. It should also give you a fair idea of what you will find when you get there.

That is why I usually take my own photographs. I want to show the home I have actually visited, with its real light, character and setting.

AI can be useful behind the scenes, but the photographs still need to give buyers an honest picture. Sellers deserve that care too.

𝗪𝗛𝗔𝗧 𝗗𝗢𝗘𝗦 €𝟰𝟵𝟬,𝟬𝟬𝟬 𝗔𝗖𝗧𝗨𝗔𝗟𝗟𝗬 𝗕𝗨𝗬 𝗬𝗢𝗨 𝗜𝗡 𝗧𝗛𝗘 𝗔𝗟𝗚𝗔𝗥𝗩𝗘 𝗡𝗢𝗪?

I was looking at the latest Algarve property figures this week and asking prices are still moving upwards.

But I always think the Algarve wide averages can be a little misleading, because what your money buys you changes enormously depending on where you look.

This property near São Brás is a good example.

At €490,000, you are getting a brand new, single storey home with 2 bedrooms and 2 bathrooms, an A energy rating, underfloor heating, air conditioning, solar hot water and a really good sized roof terrace.

It is also less than 10 minutes from São Brás, with local cafés, a bakery and restaurant close by.

For me, one of the biggest changes I have noticed in recent years is how many buyers are now looking beyond just the size of the house.

Running costs, energy efficiency and how much work a property is going to need over the next five or ten years are becoming much bigger parts of the conversation.

Some people will always want the older Algarve house with a big garden, pool and plenty of land.

Others would much rather have something brand new that they can simply move into and enjoy.

Neither is wrong. It really depends on how you want to live here.

The main house is bright and full of character, and outside there’s a private pool, mature fruit trees, terraces and open countryside views.
