Today, we are delighted to introduce David Godel, a real estate consultant who has been part of the CPORTUGAL IMO team since 2024.

After a career spanning more than 20 years in marketing and communications, working with advertising agencies and major automotive distribution networks, David left the Paris region and moved to Setúbal 10 years ago.

Drawn to the real estate sector, with excellent interpersonal skills and a strong ability to adapt, he quickly joined a local independent agency. This first experience enabled him to master every stage of a property transaction and understand the specific features of the Portuguese market.

David initially worked with French- and English-speaking clients. Thanks to his successful integration and fluency in Portuguese, he now also assists Portuguese and Brazilian clients with their property purchases and sales.

From apartments and villas to large country estates, his experience and in-depth knowledge of the local market allow him to guide every client with professionalism, availability and efficiency throughout Lisbon, Setúbal and the surrounding areas.

A warm welcome to our team, Heike!

We are pleased to introduce the newest member of the CPORTUGAL IMO Setúbal team.

Originally from Germany, Heike has lived in Setúbal for eight years and shares a deep connection with Portugal through her Portuguese husband. Before settling here, she spent 23 years in Paris, where she built a long career in the banking sector.

Her professional experience in Lisbon, together with purchasing land and building her own holiday home, has given her first-hand knowledge of Portuguese administration, the local market and the delivery of property projects.

In France, she was also actively involved in the rental of apartments in Paris and chalets in the French Alps.
Fluent in German, French, English and Portuguese, Heike offers national and international clients a personal, professional and reliable service.

Commitment, warmth, trust and tailor-made solutions are at the heart of her approach. We are delighted to welcome her and look forward to her contribution in the Setúbal region.

RENTING IN PORTUGAL: WHAT IS CHANGING?

Several important changes concern landlords and tenants in Portugal:

▪️ Rents may increase by up to 2.56% in 2027
▪️ A new simplified affordable rental scheme is available
▪️ Landlords may benefit from significant tax incentives
▪️ Tenants will benefit from a higher rent-related tax deduction
▪️ New rules regarding arrears and rental guarantees have been proposed

⚠️ Rent increases are not automatic. They must comply with the legal requirements and be communicated to the tenant in writing, with at least 30 days’ notice.

Some of the announced measures are still subject to final legislative approval and publication.
