🗞️ Lisbon has been ranked as the 5th best destination for digital nomads worldwide, according to the 2024 "Executive Nomad Index" by Savills. Its high quality of life, excellent climate, and strong connectivity make it attractive for remote workers. However, rising rents are a growing concern. The Algarve also made the top 10, placing 9th. Dubai retained the top spot, followed by Abu Dhabi, Málaga, and Miami. Cities with beach access remain popular for nomads. 🏡 ⚡

Lisbon saw a notable 4.2% increase in luxury home prices during the first half of 2024, leading globally and surpassing cities like Dubai, Tokyo, and Paris.

Southern Europe experienced strong growth in the luxury housing market, driven by limited supply and increased demand, particularly from American buyers attracted by a strong dollar and the lifestyle in these regions. In contrast, the US luxury housing market stagnated due to high interest rates, with most cities seeing price declines. In Asia, cities like Bangkok, Sydney, and Mumbai reported growth due to high demand and limited supply, while Chinese cities remained mostly stagnant despite government measures to support the property market.

👉 The Order of Notaries is calling on the government to reinstate the mandatory presentation of a usage license when buying a property, a requirement that was eliminated by Decree-Law No. 10/2024.

Jorge Batista da Silva, the Order's president, argues that the new law has created confusion and left citizens vulnerable, while also discouraging both domestic and foreign investment. The removal of this requirement has been criticized for exposing buyers to potential risks, such as unknowingly purchasing unlicensed properties, which could lead to legal issues or significant financial losses.

The Order stresses that the complexity of urban planning regulations makes it nearly impossible for ordinary citizens to verify a property's licensing status on their own, urging the government to address these concerns in the upcoming revision of the urban simplex.

Exciting News for Young Homebuyers in Portugal! 🏠

As of August 1st, young people up to the age of 35 can now purchase their first home without paying taxes! 🎉 Thanks to the new decree (Decree-Law No. 48-A/2024), the exemption from Municipal Property Transfer Tax (IMT) and Stamp Duty (IS) is in effect and applied automatically.

🔹 Key Points:

Full tax exemption for homes costing up to €316,000.
Partial exemption for homes up to €633,000.
Criteria include not being a dependent and not having owned a house in the last three years.

🔹 Benefits:

For a €300,000 home, young buyers save €13,377.58 in taxes.
Encourages financial independence among young people.

🔹 Market Impact:

Increased demand and inquiries at real estate agencies and notaries.
Speeding up of deed registrations and property reservations within the eligible price range.
