This week, I said “NO” to a listing.

Not because I didn’t like the property.

Not because I wasn’t interested.

But because there was a difference of nearly €200,000 between what the owner believed the property was worth and what the market was telling us.

Can I be wrong in my analysis? Absolutely.

No REALTOR® has a crystal ball.

But there comes a point where experience helps you distinguish between a property that is priced within the market and one that is still far from it.

This is the side of real estate that few people talk about.

Not every listing is worth taking.

Promising a price that the market simply doesn’t support may win you a signature today, but it often leads to disappointment tomorrow.

I’d rather have an honest conversation upfront than create expectations I can’t deliver on later.

Early in my real estate journey, I thought success meant taking every listing that came my way.

Today, I’ve learned that success is also about knowing when to walk away.

Because protecting your reputation is more valuable than securing another listing.

And sometimes, the most professional answer you can give is simply...

“No.”
