Amigos, como sabem, a nossa equipa DAIVA casa faz um excelente trabalho a reconstruir qualquer espaço.

Vamos explicar a diferença entre reconstrução e ampliação.
RECONSTRUÇÃO (desde 1 de outubro está em vigor em Portugal o RJUE atualizado) significa devolver o edifício ao seu último estado legal: as mesmas dimensões, a mesma silhueta. Por dentro, a casa pode ficar moderna.
Se a área, a altura ou o volume aumentam, já é AMPLIAÇÃO, e aí é preciso comunicação prévia à Câmara ou licença.

Tenham em conta que, quanto menos controlo há à entrada, mais importa quem constrói...
Gerimos o projeto em todas as fases: prazos, acordos, preço sem custos escondidos. Mantemos a pedra que os vossos antepassados assentaram e acrescentamos o que naquele tempo não havia: calor no inverno, paredes secas, vida moderna.

Let’s explain the difference between reconstruction and extension.
RECONSTRUCTION (the updated RJUE has been in force in Portugal since 1 October) means returning a building to its last legal state: the same dimensions, the same silhouette. Inside, the house can become modern.
If the floor area, height or volume grows, it becomes an EXTENSION, and then a prior notification to the council (Câmara) or a licence is required.

Keep in mind that the less control there is upfront, the more it matters who is building...
We manage the project at every stage: deadlines, agreements, pricing with no hidden fees. We keep the stone your ancestors laid, and add what wasn’t there back then: warmth in winter, dry walls, modern living.

Did you know that certain types of work in Portugal may be exempt from a building licence and prior notification?

Under the RJUE, these can include:
▪️ Maintenance work and certain internal alterations with no external or structural impact;
▪️ Small structures up to 10 m², subject to legal conditions;
▪️ Walls up to 1.8 m high, where they do not border a public road;
▪️ Garden greenhouses up to 20 m²;
▪️ Certain solar panel installations.

⚠️ Exemption doesn’t mean there are no rules. A notice of the start of works may still be required, and other legal requirements for the plot and project remain in place.

Sabia que algumas intervenções podem estar isentas de licença e de comunicação prévia em Portugal?

O RJUE inclui, entre outras:
▪️ Obras de conservação e certas alterações interiores sem impacto exterior ou estrutural;
▪️ Pequenas construções até 10 m², dentro das condições legais;
▪️ Muros até 1,8 m, quando não confinam com a via pública;
▪️ Estufas de jardim até 20 m²;
▪️ Determinadas instalações de painéis solares.

⚠️ Isenção não significa ausência de regras: pode ser necessário informar o início dos trabalhos, e mantêm-se as restantes exigências legais aplicáveis ao terreno e à obra.

A partir de 1 de outubro, entram em vigor novas regras para o licenciamento urbanístico em Portugal. O objetivo? Simplificar procedimentos, reduzir etapas administrativas e tornar os processos mais claros e previsíveis.

Mas atenção: simplificar não significa que todas as obras passam a precisar de menos autorizações. As exigências dependem sempre do projeto e das regras aplicáveis ao terreno.
