Ten years. Ten principles. Week four.

Principle 04: Information is a construction material.

Concrete, steel, glass and data. On a project, information behaves exactly like the materials on site: it has a supply chain, a delivery date and a quality standard. It can arrive late, incomplete or defective and when it does, the defect gets built into the works as surely as a flawed pour.

That is why a serious project treats its data with the discipline of a critical delivery: measured more often than it is reported, so trends surface before the meeting rather than in it; verified at the source; presented to decide, not to decorate.

A project is managed only as well as it is measured.

On 30 September, Mark Brownlee, Partner and UK Director at Brisk Group, will attend the British Aviation Group Annual Dinner at The Brewery, London.

The keynote address will be given by Chris Woodroofe, Managing Director of Manchester Airport. It is a well-timed keynote. Manchester has just completed its decade-long transformation programme, and its Managing Director will speak with the authority of the person who has to run what was built.

That is the perspective that should shape every airport project from the first day: the operator's. An airport is not delivered when the building is handed over. It is delivered when it opens well, and goes on operating well for decades.

As a member of the British Aviation Group, Brisk brings that perspective to airport projects from technical due diligence through to handover: decisions held ahead of the works, and the end state in view throughout.

Termen.

În limba română, același cuvânt înseamnă și data-limită a unei lucrări și cuvântul exact al unei profesii. Ambele sensuri vin din latinescul terminus: piatra de hotar.

Un termen fixează o limită. În timp sau în înțeles.

Într-un proiect de construcții, cele două limite coincid. Un grafic este o propoziție despre timp. Un deviz este o propoziție despre bani. Un proces-verbal este o propoziție despre ceea ce s-a decis. Precizia cuvintelor precede precizia lucrărilor.

Vocabularul șantierului românesc a fost adus din franceză, odată cu inginerii secolului al XIX-lea: deviz, antrepriză, șantier, beton. Vocabularul managementului de proiect a venit, un secol mai târziu, din engleză. Limba le-a primit pe toate și le-a făcut ale ei.

Ziua aceasta a fost sărbătorită întâi la Chișinău, din 1990. România a adoptat-o în 2013. Lucrăm în ambele capitale, în aceeași limbă, cu aceeași precizie.

Principle 03: Costs are committed long before they are spent.

By the time the first concrete is poured, most of a project's final cost is already fixed, set by the brief, the design, the procurement route. The site is where money leaves the account; the early phases are where it was decided. Industry curves make the point brutally: the same change grows up to a hundred times more expensive between concept and handover.

That is why serious cost management lives upstream: interrogating the brief, pricing options while they are still options, testing the procurement strategy against the market so that value is designed into the project, not reclaimed at the end of it.

Cost control that begins on site begins late.

Financing in place. Turbines on the road. A date in the calendar.
Văcăreni is moving, and Agenda Constructiilor & Fereastra has the full picture.

Their report on the 102 MW wind farm developed by BIG MEGA Renewable Energy sets out where the project stands: more than €100 million of syndicated financing from Erste Group, BCR, Intesa Sanpaolo and VÚB; the first Goldwind components already en route to Tulcea; commercial operation scheduled for September 2027.

It also sets out who is delivering it. TYPSA as Owner's Engineer. CJR Renewables on Balance of Plant. Brisk Group, subcontracted by TYPSA, on site supervision for MEP and civil works.

Our role is simple to state and exacting to perform: what is built must match what was designed, verified as it happens, across seventeen foundations and the electrical infrastructure connecting them to the 400 kV grid.

And if the work is done well, you will never know.

Airports are the only environment where the client's core asset, the passenger journey, runs straight through the middle of the construction site, every single day. There is no pause button. Flights depart on schedule while structures change around them.

Delivering in that environment demands a different calibre of project discipline: works compressed into hours, not weeks; logistics planned to the level of a single tool; coordination between disciplines that leaves nothing open to chance; and a programme that answers, every morning, to a departures board.

Principle 02: A project moves at the speed of its decisions.

Cranes, concrete, steel - none of them set the pace of a project. The pace is set by how long a question waits for an answer. Every pending decision is an invisible activity on the critical path: it appears in no programme, yet everything downstream waits for it.

That is why a well-run project treats decisions like deliverables: a named owner, a required date, a documented outcome and options prepared before they are needed, so that choosing takes a meeting, not a month.

Speed is not built on site. It is decided.

This weekend's pick: "Superforecasting", by Philip Tetlock and Dan Gardner.

Tetlock spent two decades measuring something most industries never measure: how accurate experts actually are when they predict the future. His finding, in short: titles and confidence predict very little. What predicts accuracy is method: thinking in probabilities instead of adjectives, breaking big questions into small measurable ones, updating early and often, and keeping score.

Why it belongs on a project manager's shelf: a construction programme is, at its core, a forecast with a budget attached. The discipline Tetlock describes, replacing vague words with numbers, revisiting assumptions, tracking your own accuracy, is the same discipline that separates a schedule that drives decisions from one that decorates a wall.

Anniversaries usually look back. Ours looks forward: starting today, one principle a week. The ten convictions that have kept Brisk Group one step ahead for a decade.

Principle 01: Anticipation is an investment. Reaction is an expense.

Every risk has two prices. On paper, it costs a conversation. On site, it costs a budget. The risk is the same. What changes is when you choose to meet it.

That is why the most valuable work in project management is largely invisible: the delay that never happened, the claim that was never filed, the redesign nobody needed. Invisible in the day-to-day. Unmistakable in the final account.

In a project, the future is where problems are still small.

Some progress is best seen from above.

From street level, Amber Forest is a community taking shape. From the air, it reads as something rarer: a masterplan keeping its word. Homes, infrastructure and landscape advancing in step, with the Băneasa Forest as a permanent neighbour and most of the land left green, by design.

What the camera cannot show is the structure behind the image: thousands of decisions sequenced, verified and kept on course. That has been Brisk Group's role alongside Alesonor from the outset of Romania's first green suburb and it continues as the community grows.

The vision belongs to the developer. Turning it into built certainty, that is project management.
