Pandox is back in Kiruna! 🇸🇪🏨

We are pleased to announce the acquisition of Elite Hotel Frost, a newly built 154-room hotel in central Kiruna, Sweden. The hotel is leased to Elite Hotels under a long-term revenue-based agreement and strengthens our presence in northern Nordics —a region with strong economic prospects and growing demand from both domestic and international leisure travelers.

Kiruna is a unique destination, known for its arctic nature, rich culture, and dynamic business environment, with a strong mining industry and increasing international connectivity. With direct flights from cities like Copenhagen, Paris, and Düsseldorf, the region is becoming more accessible to global travelers.

Together with Elite Hotels, we look forward to developing the hotel into a market leader in Kiruna and contributing to the city’s exciting growth story.

The other week, we announced the acquisition of Pullman Cologne Hotel—a centrally located, full-service property with 275 rooms. This marks another step in strengthening Pandox’s presence in Cologne, a dynamic market with strong demand from both business and leisure travelers.

With this addition, we will own four hotel properties in Cologne, totaling nearly 1,000 rooms. The hotel is well-performing while offering exciting opportunities for further value creation through renovation and repositioning.

Cologne continues to be one of Germany’s key hospitality markets, with over 7 million guest nights in 2024 and a thriving trade fair and congress scene. We’re excited about this investment and look forward to seeing the hotel evolve in the coming years!

We are happy to announce the signing of a new long-term lease agreement with the esteemed German hotel operator Numa for Hotel Hubert Brussels in Brussels, effective 1 April, 2025 🏨

"We are pleased to welcome Numa as a new tenant. The lease agreement is competitive and a confirmation of our ability to create value by acquiring, developing and improving underperforming hotel properties in an international environment", stated Liia Nõu, CEO.

Since 2017, after renovation and repositioning, Pandox has successfully run Hotel Hubert under its own management with good profitability and value development. The new lease agreement contributes to a significant increase in the property's net operating income and value.

Hotel Hubert, with its 100 rooms, enjoys a prime location in central Brussels, near the central station and Grand Place. The property is BREEAM certified and caters to both leisure and business travelers.

The former Mercure Frankfurt Airport, owned by Pandox since 2019, has recently undergone a significant transformation.

Now operating under the Vienna House Easy by Wyndham brand, the hotel aims to strengthen its market position and attract a broader range of guests at one of Europe’s busiest airports.

All 150 rooms and bathrooms have been fully renovated with updated interiors and modern furnishings. The hotel’s reception, restaurant, bar, conference facilities, and gym have also been refurbished, offering a fresh and functional environment.

“This renovation is really a perfect example of how Pandox, together with the tenant, can create optimal value-add activities to enhance the hotel’s performance and position", says Martin Creydt, SVP Property Management International at Pandox.

Today we published our Q3 report for 2024.

👉 Both business segments saw good growth. Total revenue and net operating income increased by 5 and 3 percent respectively for comparable portfolios in fixed currency. Cash earnings per share increased by 4 percent

👉 The main highlight was the acquisition of three modern and highly profitable “aparthotels” (Residence Inn by Marriott) in central London for around MGBP 230. The acquisition gives us increased exposure in an attractive hotel segment

👉 We are expecting stable demand in the hotel market in the fourth quarter, and together with the recent reopenings and acquisitions will provide a clearly positive contribution to net operating income in the fourth quarter

Today we published our Q2 report for 2024.

👉 Demand in the hotel market was solid in the second quarter, with good business outcomes in both of our segments. Total revenue and total net operating income both increased by 6 percent for comparable portfolios with fixed exchange rates.

👉 With a loan-to-value ratio of 46.2 percent, interest-bearing net debt/EBITDA of 8.5 times, and cash and equivalents and unutilised credit facilities of MSEK 4,137, we are able to act swiftly when attractive acquisition opportunities come along.

👉 We are in a seasonally strong period, with a packed event calendar, active domestic and regional leisure travel and increased international travel into Europe. This will lead to continued good hotel demand in the third quarter.

Frich’s Hotel Hamar in Norway, formerly known as Scandic Ringsaker, has undergone extensive renovations throughout winter and spring 2024. The hotel reopened its doors to guests in May, with newly renovated public areas including lobby, conference facilities, banquets, and restaurant services.

The hotel has 176 rooms and is located north of Hamar, only a 1.5-hour drive from Oslo.

Pandox and the Norwegian hotel operator Frich's signed in November 2023 a long-term revenue-based lease agreement with good minimum levels for the hotel. Frich's has a strong local presence, which in combination with the successful renovation and product development, will create a strong market position for the hotel.
