The team in New York completed the installation of a new 48.015 kW solar PV system at our property in Manhattan’s Gramercy.

The system provides clean energy to power an average of nine homes.

Staff worked together with Sunkeeper Solar,
for their expert on solar installation.

Sunkeeper Solar is a solar energy company,
based in New York.

“By generating clean energy on-site,
the building now operates with greater efficiency,
reduced utility exposure, and enhanced property value,”
says Levani Sidiani, Construction Manager.

Project benefits are
- energy savings,
nine percent reduction in annual consumption
- cost protection,
shields against four percent energy price inflation annually
- carbon resilience,
offsets a projected five percent increase in emission costs annually

“This project proves that sustainability is more than just a mission.
It is also a measurable financial asset.

Akelius is actively increasing the portfolio value,
while building a cleaner future for New York,”
says Levani.

Akelius Montreal achieved its eleventh BOMA Building Environmental Standards certification.

The certifications are awarded for sustainability measures and smart operations.

In order to receive the certifications, staff implemented
- energy and carbon management practices
- water management strategies
- waste management and reduction initiatives
- health and wellness measures

Staff also organizes meet and greets with the tenants.
“The goal of the meet and greets is to inform tenants how to save money, while supporting the environment.

So far, the meetings have been a success,
with strong tenant engagement and interesting discussions”
says Hadj Ghlam Alah Khennous, Energy Manager.

COASTSWEEP is a statewide beach cleanup,
organized by the Massachusetts Office of Coastal Zone Management.

In South Boston,
there is a 2.3-mile coastline that starts across the street of 1410 Columbia, an Akelius property.

In September,
eight Akelius staff members participated in the beach cleanup.

“By cleaning that specific part of the beach,
it feels our tenants will benefit from our efforts.

It is rewarding to give back,
even in this small way.

It is the second time Akelius works together with COASTSWEEP,
and I am looking forward to doing it again next year”
says Beth Davis, Office Manager.

Over ninety minutes,
staff members covered a stretch of one kilometer.

They picked up 496 items,
with a total weight of 8 kilograms.

“I have thoroughly enjoyed the beach cleanups we have participated in.

It is a rewarding experience to contribute to conservation efforts, help clean up the community,
while spending time outdoors.

Each year, we have had at least one member of the community approach us,
to thank us for our efforts”
says Alison Abramowitz, Senior Project Manager.

Akelius staff from Washington returned to DC Central Kitchen to prepare community and school meals.

Central Kitchen is a non-profit community kitchen,
that combats hunger and poverty.

Every day,
the kitchen prepares 17,000 meals for those in need.

“Volunteering at DC Central Kitchen,
helping to prepare meals for public schools,
was an incredible fulfilling experience.

Knowing our work directly supports students in the community made it a meaningful moment”
says Desmond Small, Property Manager.

Akelius worked with Central Kitchen before, in 2024,
showing the company’s commitment to charity.

Akelius is always looking to improve a better living for our tenants.

One project to improve our buildings was the roof upgrade at one of our properties in Chelsea, New York.

The original roof was over thirty years old and in poor condition, in need of a replacement.

The new roofing system provides safety, less leaks,
better comfort, and great reliability,
benefiting both tenants and Akelius.

The next step is to add solar panels to the roof.
