Behind the Six-Figure Commission.

Had a really meaningful sharing session at River Modern today with Kelvin Tan, moderated by Elizabeth Lee.

Kelvin shared very generously from his experience as a Super Platinum Achiever and Top Residential Project Sales, Q2 2026, especially around handling buyers, objections and real closing situations on the ground.

A big part of our discussion was on what happens after launch.

By then, prices may already have moved, some of the better units may be gone, and availability becomes more limited. It is easy for both buyers and agents to keep looking back at what prices used to be.

But our job is not to sell the past.

It is to help buyers assess what is available today, what the alternatives are, and what is likely to come next.

The same applies when a buyer says, “I want to wait.” Often, they already know future prices may be higher. What they are really asking is whether something better may come along.

That is where good advisory matters: understanding the buyer, the location, the product, the remaining choices and the realistic alternatives ahead.

Japan has one of the highest lost property recovery rates in the world. I found that out the hard way.

We lost my daughter’s shoe in Fukuoka. I was sure it was on the bus, so I filed a report through the online system (amazing they have something like that). No luck. Filed again. They replied fast this time, still nothing.

Three days had gone by. I’d started thinking about just buying her a new pair, though I never said it out loud.

She loved that shoe. Every day she asked whether anyone had found it yet, and she didn’t want another temporary shoe even, because as far as she was concerned it was only a matter of time.

The only other places it could be were the ferry, or the park we’d spent the afternoon at before heading back. But to reach either, I’d have to call. In Japanese. I’m learning, but nowhere near conversational.

So I asked my colleague at Tokyu Livable in Tokyo. He picked up the phone and called a park in Fukuoka, a city he wasn’t in, for a problem that wasn’t his.

They had it. Found in the sandy playground. Someone had handed it in and it had been sitting there the whole time, three days, waiting for someone to come and ask.

I thought this was going to be a lesson for her about not giving up. She never needed it. I did.

This isn’t the first time Livable has helped with something that wasn’t property. When my daughter fell sick in Japan, the same team helped us find a doctor.
