June 2026 BTO just dropped. Here's what I'd actually do. 🏗️
4,600 flats. 4 towns. And most people are going to ballot based on hype — not strategy.
Here's my honest breakdown:
⭐ Queenstown (Prime) — Best location in this launch. But PLH rules are strict: 10-year MOP, no selling to PRs, and a subsidy clawback on resale. Apply only if you're genuinely staying long-term.
🔵 Kallang / Whampoa (Plus) — My top pick this round. Near Lavender & Farrer Park MRT, strong heritage neighbourhood feel, and great rental demand once you clear MOP. Best value-to-location ratio.
🟢 Tengah & Woodlands (Standard) — Lower competition, lower prices, clean 5-year MOP with no clawback. Best if you need flexibility to upgrade or move in Year 6.
